Property Maintenance Technician

AU Associates is seeking a dependable, motivated, and hands-on Maintenance Technician to join our property management team in Covington, Kentucky. This role is essential to maintaining the day-to-day operations, appearance, and overall condition of our apartment community.

What You’ll Do
Responsibilities include, but are not limited to:
- Complete maintenance service requests in a timely and professional manner
- Prepare vacant apartments for new residents (“make ready” process)
- Perform preventative maintenance on building systems and equipment
- Assist with monitoring work completed by outside contractors
- Maintain inventory and operate within budget guidelines
- Perform groundskeeping and general janitorial duties as needed
- Participate in on-call emergency maintenance rotation
- Maintain a professional and courteous attitude with residents, vendors, and team members
- Ensure all work is completed safely and in compliance with company policies and regulations
- Report unusual property conditions or damages to management promptly
What We’re Looking For
The ideal candidate will have:
- General maintenance experience in apartments, facilities, construction, or related fields
- Basic knowledge of plumbing, electrical, HVAC, drywall, painting, and appliance repair
- Strong customer service and communication skills
- Ability to work independently and manage priorities
- Dependability and willingness to participate in after-hours emergency calls
- Valid driver’s license and reliable transportation
Physical Requirements
This position requires physical activity including lifting, carrying, pushing, and pulling:
- Occasionally lifting 50–100 pounds
- Frequently lifting 25–50 pounds
- Constant movement and physical activity throughout the workday
