Post Closer

The Post Closer is responsible for completing all tasks required after the closing is finalized to ensure files are accurately disbursed, recorded, balanced, and compliant with underwriter and state requirements. This role is essential to delivering a smooth and professional closing experience and maintaining strong relationships with clients, lenders, and internal team members.

Key Responsibilities

🔹 Funding & Disbursement

• Review executed closing packages for accuracy and completeness.
• Prepare and process funding documents, disbursement authorizations, and wire transfers.
• Balance the file to ensure all funds are accounted for and disbursed correctly.
• Issue checks, initiate wires, and ensure all payoffs and invoices are properly paid.

🔹 Recording & Compliance

• Submit documents for recording through electronic platforms (e.g., Simplifile).
• Verify recording fees, transfer taxes, and doc stamps.
• Ensure all recorded documents meet county requirements and return receipts are uploaded.
• Follow underwriter guidelines and state regulations throughout the post-closing process.

🔹 Final Title Policy & Delivery

• Confirm all policy schedules are accurate and match recorded documents.
• Deliver policies and final documents to lenders, buyers, sellers, and agents.

🔹 File Review & Completion

• Review closed files for accuracy and confirm all required documents are included.
• Upload and organize post-closing documentation in the title software system.
• Complete internal checklists and communicate with the accounting team when files are ready for final audit.

🔹 Communication & Support

• Maintain clear communication with lenders, agents, and clients regarding post-closing requirements.
• Respond to requests for copies, confirmations, and status updates.
• Work closely with closers and processors to resolve any discrepancies.
