Job Purpose: Responsible for a variety of semi-skilled repair work, grounds upkeep and cleaning duties within the facility. Responsible for performing fire alarm tests to meet all code requirements and keeping the facility up to date on all fire inspections.
Hours: Part-time, averaging 24 hours per week plus on-call responsibilities with every 3 weeks rotation.

95 % Essential Job Duties (in order of priority):
- Performs all routine maintenance and custodial duties as directed by the Property & Facility Services Director, both inside and outside the buildings.
- Performs facility renovation duties including but not limited to wall paper removal, painting, drywall repair, flooring removal, installation of appliances, replacing plumbing fixtures, ordering the floor covering, ordering of appliances and coordinating its installation
- Performs minor repairs on assorted electrical and plumbing equipment.
- Operates mechanical equipment, including but not limited to, snow blowers, lawn mowers, electric saws and drills, and floor care machines.
- Sets up for In-services and Meetings.
- Assists with the moving in of new Residents and the switching of Residents and rooms when so directed.
- Under the direction of the Community Maintenance Supervisor, is responsible for performing the Preventive Maintenance Program.
- Assures work areas are clean, dry and safe for residents, staff and visitors by using warning signs where wet.
- Provides emergency-call response and participates in a weekend and evening rotating on-call schedule.
- Develops and maintains effective working relationships with residents, their families, fellow employees, volunteers, and the general public.
- Meets the continuous quality improvement standards set by the Plant Operations Department.
- All other duties as assigned.
5% General maintenance duties.
- Serves on various committees as assigned.
- Prepares reports and statistical data as necessary.
- Attends required in-services and approved continuing education programs.

Education:
- High school diploma or equivalent preferred.
- Basic computer proficiency is required.
- Knowledge of Microsoft office helpful, but not required.
Experience:
- Three years experience in a maintenance or mechanical role including carpentry, electrical, painting, and plumbing duties is required.
- Vocational training or other education is preferred and may be considered in lieu of experience.
SPECIFIC REQUIREMENTS:
- Ability to read, write, and speak the English language, and to follow oral and written instructions.
- Knowledge of maintenance procedures, and operation and maintenance of equipment.
- Ability to operate maintenance equipment.
- Ability to learn HVAC System.
- Knowledge of employee relations, ethics, and safety.
- Ability to lead and give instructions to others.
- Abides by established safety techniques when handling hazardous chemicals in performance of duties.
- Trustworthy and dependable, with willingness to accept suggestions and ability to cooperate.
- High degree of personal cleanliness and hygiene, neat and well groomed in appearance.
- Exhibits a sincere desire to work with the elderly, and an interest in the understanding of the aging process.
- Capability of a flexible work schedule with weekend and holiday duties.

- Valid WI Driver’s License and ability to be insured by company held insurance.
- Successfully completes a physical exam and TB skin test or chest x-ray, as necessary.
PHYSICAL REQUIREMENTS:
- Actively moving at least 90% of the time to include standing, bending, kneeling, reaching, climbing and walking.
- Bend to touch toes, bend at waist, and able to do knee squats.
- Full extension of arms above head and to front of body.
- Frequently lifts weight of up to 50 pounds. Lifts up to 250 pounds infrequently with a variety of assistance from other staff or equipment.
- Push cart of 50-250 pounds, 50-500 feet.
- Operate mechanical equipment for floor care of 100-500 pounds 50-500 feet.
Licenses & Certifications: A candidate must hold a valid driver's license and have previous maintenance experience. Technical certifications are preferred, and customer service skills are needed.
