ATM Group Property Management is seeking a driven, organized, and resilient Assistant Property Manager to join our team at a 216-unit Class C apartment community.
This is a fast-paced, high-volume property that requires someone who enjoys staying busy, solving problems, and taking ownership. Every day brings new challenges, and we're looking for someone who can remain professional, organized, and focused while balancing leasing, collections, resident relations, and daily operations. This position requires fluency in both English and Spanish to effectively communicate with our diverse resident population.

Key Responsibilities
- Assist with the daily operations of the property.
- Conduct apartment tours and convert prospects into residents.
- Process applications, lease renewals, move-ins, and move-outs.
- Take move-in and move-out photos.
- Collect rent and follow up on delinquent accounts professionally and consistently.
- Coordinate unit turns to minimize vacancy loss.
- Respond to resident concerns and resolve conflicts in a timely and professional manner.
- Enforce lease agreements and community policies.
- Maintain accurate resident files and records in AppFolio.
- Upload bills into AppFolio.
- Work closely with the maintenance team to ensure service requests and make-readies are completed promptly.
- Schedule vendors if needed for carpet cleaning, painting, housekeeping, etc.
- Assist with notices, legal documentation, and eviction processes while maintaining compliance with company policies and Fair Housing regulations.
- Support occupancy, collections, and resident retention goals.
Qualifications
- Must be bilingual (English/Spanish).
- Previous multifamily property management experience preferred.
- Experience in Class B or Class C communities is strongly preferred.
- Leasing and collections experience strongly preferred.
- Knowledge of AppFolio or similar property management software preferred.
- Strong organizational and time management skills.
- Excellent verbal and written communication skills.
- Ability to handle difficult conversations with professionalism and confidence.
- Ability to multitask and prioritize in a fast-paced environment.
- Valid driver's license and reliable transportation preferred.
- Proficient with Microsoft Office (Word, Excel, Outlook) and general computer applications.
