Real Estate Operations Associate – Atlasa

Atlasa · San Francisco · Part-time, hourly, year-round · On-site and around the city

Half analyst, half client-facing. You work directly with the founder and the core team on live $1M–$40M transactions.

Atlasa is a boutique real estate brokerage in San Francisco that works the way an investment firm does. We use data to help buyers and sellers make better decisions on one of the biggest purchases of their lives. Our clients are founders, executives and senior people at companies like Google, Apple, Anthropic, OpenAI and Tesla. The firm was founded by Deniz Kahramaner, a Stanford CS engineer and former LinkedIn product leader, and our work has been covered by the New York Times, the Wall Street Journal and Bloomberg.

We are hiring two people to work directly with the founder and the team on live client transactions.

The job

This role is a split, and the split is the point. Roughly half of your time is analytical: reading disclosure packages, pulling comps, building market research, and using AI tools to do it faster and better than a traditional brokerage can. The other half is in front of clients: showings, inspections, open houses, and the communication that holds a transaction together. Most people are good at one of these. We are looking for someone who is good at both.

In a given week you might spend Monday building a pricing analysis on a Noe Valley listing, tour a Pacific Heights home with a buyer on Tuesday evening, meet an inspector Thursday morning, spend Friday turning a 400-page disclosure package into two pages a client can act on, and host an open house on Sunday.

The analytical half

  • Read disclosures, inspection reports and permit histories, and write short, clear analysis a client can act on. Find the thing on page 312 that changes the offer.
  • Run competitive market research and pricing analysis: comps, absorption, days on market, what actually sold and why.
  • Use Claude, ChatGPT, Gemini and similar tools every day for analysis, summarization and drafting. This is a requirement, not a preference. You should already work this way.
  • Nothing AI-generated leaves your hands unread. If it reads like a model wrote it, you're not done. Cut the filler, fix the wrong parts, and rewrite it until it sounds like a person who knows this market and this client. You're accountable for the result.
  • Build and improve how the team works: spreadsheets, templates, workflows, and the AI prompts and pipelines behind them.

The client half

  • Run showings on your own. Walk clients through homes, answer their questions with confidence, and bring back sharp notes on what they liked, what worried them, and what we should do next.
  • Coordinate inspectors, contractors, stagers, photographers and listing agents so nothing slips.
  • Prepare and host open houses, and help get listings ready for market.
  • Handle client communication by email and text at a level that would not look out of place coming from Deniz himself.

Who does well here

Our best hire in this role had an MBA and had spent years as an executive assistant and operations lead at startups. The pattern we are looking for is someone with real polish who can also sit alone with a spreadsheet and a disclosure package and come back with the answer.

  • You are comfortable in a room with a CEO or a founder. You speak and write clearly, you stay calm under pressure, and clients trust you quickly.
  • You are analytical by habit. You are strong in Excel or Google Sheets, you like finding the number that settles an argument, and you write up findings so that a busy person gets the point in a paragraph.
  • You already use AI tools to do real work, and you can tell the difference between a good output and a confident wrong one.
  • You live in San Francisco, you have a car and a driver's license, and you know the city. This one is not negotiable. Much of the job happens in properties across SF, not at a desk.
  • You want to be in real estate. Maybe you are getting your license, maybe you already have it, maybe you read disclosure packages for fun. We can tell the difference between interest and curiosity, and we want the former.
  • You notice what is about to fall through the cracks before it does, and you handle it without being asked.
  • You are pursuing or hold an MBA or master's degree, or you have a few years of professional experience and a strong academic record. Undergraduate seniors with unusual maturity are welcome to apply.
  • You are available year-round, not just for a summer, and you can flex with the market: some mornings, some evenings, some weekends. In return, we build the schedule around your classes and commitments.

Why people take this job

The honest pitch is access. You will be in the room for real transactions with real money at stake, working directly with the founder rather than three layers below him. You will learn how the San Francisco market actually works, from pricing and disclosures to offer strategy and negotiation, and you will learn it with data, not folklore. You will also build relationships with the contractors, inspectors and agents who make this city run.

If you want a career in real estate, whether as a broker, an investor, an analyst or an operator, this is a shortcut. We will help you get your license, and we have hired from this role into full-time before.

Details

  • $22–$36 per hour depending on experience and licensure, with clear steps up as you ramp. Paid for every hour worked, plus mileage reimbursement for driving on the job.
  • Roughly 15–25 hours a week, scheduled around you, with a one-year commitment in mind.
  • You'll get your California real estate license within your first few months. We cover the cost and support you through it.
  • Office in Marina, though a good part of your week is out in the city.
  • Non-exempt, hourly position. California labor law applies, including daily overtime and meal and rest breaks.

How to apply

Submit your application on LinkedIn as a single merged PDF containing both:

  • Your resume
  • Your answers to the three questions below (max 150 words per response)

Note: Traditional cover letters will not be reviewed.

  1. Tell us about a time you represented someone senior, such as a boss, a client or an organization, in a room without them. How did it go?
  2. Give one concrete example of using an AI tool to analyze something faster or better than you could have on your own, and one time it got something wrong and you caught it.
  3. Why real estate, and why now?

Please also include one line at the top of the document with your neighborhood in San Francisco and whether you have a car.

We read every application ourselves. If it looks like a fit, we will get on a 15-minute call within a week.
