Duties
- Conduct comprehensive title searches using public records, databases, and other resources to verify property ownership and history
- Analyze chain of title documents, deeds, liens, encumbrances, and legal descriptions to identify potential issues
- Review title commitments, policies, and related legal contracts for accuracy and completeness
- Collaborate with underwriters, loan officers, and escrow officers to resolve title discrepancies or issues
- Prepare detailed reports outlining findings and recommendations for clearance or further action
- Ensure compliance with FNMA (Fannie Mae) guidelines, Fair Housing regulations, TILA (Truth in Lending Act), and other relevant federal and state laws
- Assist in resolving title defects or clouds that could impact loan approval or property transfer processes
Experience
- Proven experience as a Title Examiner or in a similar role within the mortgage lending or real estate industry
- Strong knowledge of underwriting principles, loan origination processes, and mortgage servicing standards
- Familiarity with FNMA guidelines, TILA regulations, escrow procedures, and contracts law
- Experience with credit analysis and loan processing workflows is highly desirable
- Basic math skills including 10-key typing proficiency for data entry and calculations
- Knowledge of fair housing regulations and banking compliance standards
- Excellent attention to detail with the ability to interpret complex legal documents accurately
