Athens Real Estate Group is a full-service real estate firm specializing in residential and commercial sales, property management, and development both locally and nationally. We are excited to announce an exceptional opportunity for a dynamic Lease Up and Marketing Manager to lead leasing and community operations at Puritan Mill and oversee the lease-up of Phase II. Once Phase II is completed in August 2027, the community will total 411 beds.
As the Lease Up and Marketing Manager, you will oversee day-to-day operations of the property with a primary focus on leasing performance and marketing initiatives. This role is responsible for maintaining strong occupancy levels while ensuring operational efficiency, financial accountability, effective leasing strategies, maintenance coordination, outstanding customer service, and contract compliance.

Responsibilities
- Lead all leasing and marketing initiatives to maintain and grow community occupancy.
- Manage occupancy performance, leasing metrics, and delinquency control.
- Develop and execute marketing campaigns, including social media strategy and outreach efforts.
- Plan and coordinate resident events to promote community engagement and retention.
- Deliver exceptional customer service by addressing resident concerns and professionally handling telephone and in-person inquiries.
- Oversee daily office operations, including opening and closing procedures, invoice processing in accordance with corporate guidelines, and preparation of required management reports.
- Maintain accurate and organized tenant files and documentation in compliance with company policies.
- Monitor and manage delinquency through scheduled written and phone communication with residents.
- Coordinate with and manage outside vendors to ensure property appearance and maintenance standards are upheld.
- Play a key role in all TURN activities to ensure units are prepared efficiently and ready for occupancy.
Qualifications:
- 2–3 years of experience in property management, preferably in student housing or multi-family communities required.
- Bachelor’s degree in Business, Marketing, Real Estate, or a related field preferred
- Strong attention to detail with excellent written and verbal communication skills
- Professional and customer-focused with exceptional phone and interpersonal skills
- Proficiency in basic computer applications and property management software
- Highly organized with the ability to manage multiple priorities in a fast-paced environment
- Collaborative team player who works effectively with cross-functional teams
- Self-motivated, proactive, and results-driven with a strong sense of accountability
Pay: From $55,000.00 per year
