What are the responsibilities and job description for the Custodian-Maintenance position at Associa?
The Custodian professional is responsible for ensuring buildings and community areas are clean, safe, and well-maintained. This includes tasks such as sweeping, mopping, vacuuming, dusting, emptying trash, cleaning restrooms, and picking up pet waste. In addition to general cleaning, the role involves performing preventive maintenance, scheduling repairs, and assisting with light maintenance tasks such as painting and basic plumbing. By proactively maintaining facilities and addressing maintenance needs, the Custodian-Maintenance ensures the community is managed properly, operates smoothly, and provides a safe and welcoming environment for all occupants.
The opportunity is full-time (40 hours per week) and may require assistance after hours as needed.
Essential Duties include, but are not limited to:
• Perform general cleaning operations in assigned areas, including clubhouse, boiler rooms, storage units, and maintenance shop.
• Conduct janitorial duties such as dusting windowsills, light fixtures, and glass doors; vacuuming; wet mopping; disinfecting drinking fountains; and removing cobwebs and bird droppings.
• Sweep, mop, and vacuum floors in all areas, including laundry rooms and restrooms.
• Clean and sanitize restrooms, laundry rooms, and maintenance shop.
• Collect and remove trash throughout the community to maintain a clean environment.
• Prepare and maintain supply lists, purchase necessary items, and restock inventory to support daily operations.
• Complete weekly action lists and other assigned duties to ensure smooth facility management.
• Inspect, clean, and repair building fixtures, including lights, locks, windows, doors, screens, walls, floors, gutters, and drains.
• Painting and touch up common area, buildings, fences, railing, curbs, and other community assets.
• Plumbing- repairs and maintenance throughout the community, unclog drains, identify leaks, repair water leaks, respond to plumbing-related work orders and emergency maintenance calls.
• Scheduling vendors schedule and coordinate vendors for repair, and improvement projects. Communicate work schedules, obtain proposals, coordinate vendor access to common areas and buildings, ensure work is completed according to contract, follow up on pending works orders, assist with emergency vendor dispatch and coordination when needed.
• Pet waste- inspect community grounds daily for pet waste and remove promptly, maintain cleanliness of common areas, walkway, lawns, and landscaped areas, empty and clean pet waste stations and disposal containers as needed, refill pet waste bag dispenser to ensure supplies are available for use, assist in maintaining a clean, sanitary, and attractive community.
• Snow removal- will be shoveling snow from the walkways and distributing ice melt throughout the community to help ensure safety during winter conditions.
Compensation: $22-$25/hour; direct experience highly considered.
Qualifications:
Knowledge, Skills and Abilities
• Knowledge of general maintenance requirements (documentation, safety, required reporting, regulations, etc.).
• Knowledge of State or local governmental safety requirements.
• Knowledge of equipment associated with custodial trades.
• Interpretation and completion of verbal and/or written instructions at a proficient level.
• Must be able to communicate effectively with internal and external customers and clients.
• Professional communication skills (phone, interpersonal, written, verbal, etc.).
• Professional customer service skills.
• Self-motivated, proactive, detail oriented and a team player.
• May be required to provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.)
• Time management and time critical prioritization skills.
• Valid Driver's License required.
• Ability to operate smartphone & basic computer functions such as email and expense tracking application (day-to-day operations, basic communication/monthly expense reports).
Education and Experience
• High School Diploma or GED Required
• 0 – 3 years of directly related or closely related experience
Physical Requirements
• Must be able to operate vacuum, blowers and equipment normally associated with custodial trades as well as electric tools.
• Must handle cleaning chemicals with caution and follow manufactures label instructions.
• Must comply with the association safety program and meet safety requirements and standards.
• Must be able to sit, stand, walk, kneel, reach with hands and arms, stoop, crawl, talk, hear, push, pull, grasp, use hands and fingers, have clear vision and lift up to 50 pounds.
Working Conditions
• Non-Typical office environment (frequent standing, walking, talking, etc.), both inside activities and outside activities.
• Overtime required (weekends, 24hr emergency, etc.)
