Commercial General Contractor is searching for an experienced Commercial Project Estimator with a demonstrated ability in all phases of project estimating phases. The ideal candidate has a minimum of 5 years of estimating experience for both ground up and TI projects of various types: restaurants, multi-family, commercial buildings, industrial, free standing financial institutions, clinics, etc.
Key Responsibilities:
- Review plan drawing, specifications, and owner documents to establish scope of work for estimate and other expected deliverables. As needed, attend pre-bid and project meetings to ensure understanding of the project.
- Participate in Request For Information (RFI) and work with Architecture/Engineering Firms as needed.
- Prepare detailed as well as conceptual estimates, which may include developing project scope, creating a list of trade partners and suppliers, and developing a bid list of subcontractors.
- Perform takeoffs as required for the estimates, and may include various specialties such as concrete, masonry, steel, carpentry, drywall and millwright work, etc.
- Develop design options and recommendations based on cost, availability of materials, and engineering quality.
- Complete estimate for all materials, labor, subcontractor costs, and construction equipment required to perform the work.
- Manage Bid Solicitation process, including management of bid documents and Instructions to Bidders. Ensure a smooth bidding process and successfully prequalify subcontractors to ensure they meet GC standards and project expectations.
- Participate as necessary in presentations of project estimates/bids to project owners, partners, or investors.
- Upon award of the project bid, upload bids into the system to ensure all of the documentation and contract exhibits are captured as required. In addition, will focus on efficient project transition from bid phase to project management phase.
- Collaborate with project managers and accounting to ensure the project is on schedule and as estimated/bid. If any new project risks are identified, communicate as needed to ensure ongoing success of the project.
- Stay informed of industry construction trends, and maintain working knowledge of market labor costs, material costs, and delivery timeframes.
- Be flexible to support business as needed.
- Some local travel may be required.
Qualifications:
- A four-year degree in building science, construction management, or engineering, or technical training, and/or combination of education and experience will be considered.
- A minimum of five years of commercial construction estimating experience required, for similar types of projects of least $2 million to $10 million/project bid.
- Strong knowledge of estimating processes, including labor, material, subcontractors, equipment, general conditions and requirements, fees, permits, insurances, and any other contingencies to complete an estimate/bid.
- Understanding of Site and Building Systems, and connections between various systems.
- Strong communications skills and ability to partner with various stakeholders.
- Experience in working with various budget approaches, such as Maximum Price or Hard Cost approach.
- Understanding of construction codes and ability to translate them into project bids.
- Strong knowledge in computer programs including Excel, take-off software, BuildingConnected and scheduling software (MS Project) required.
