The Grounds Porter is responsible for maintaining the cleanliness, safety, and overall appearance of the apartment community’s exterior and common areas. This role ensures that the property remains attractive, well-kept, and welcoming for residents, guests, and prospective tenants.

Key Responsibilities

• Maintain cleanliness of all exterior grounds, parking lots, walkways, and common areas
• Pick up litter and debris daily throughout the property
• Empty trash receptacles and assist with trash and recycling management
• Sweep, blow, and pressure wash sidewalks, breezeways, stairwells, and parking areas as needed
• Assist with basic landscaping tasks such as watering, weeding, and leaf removal
• Clean and maintain common areas including clubhouse, laundry rooms, mailrooms, and pool areas
• Report maintenance issues, safety hazards, or vandalism to the maintenance team or management
• Assist maintenance staff with light duties such as moving furniture, setting up for events, or minor repairs
• Ensure compliance with community safety standards and company policies
• Provide courteous and professional interaction with residents and guests

Qualifications

• High school diploma or equivalent preferred
• Previous experience in groundskeeping, janitorial, or maintenance work is a plus
• Ability to work outdoors in various weather conditions
• Physically able to lift up to 50 lbs, bend, walk, and stand for extended periods
• Basic knowledge of cleaning tools and equipment (blowers, pressure washers, etc.)
• Reliable, punctual, and able to work independently
• Strong attention to detail and work ethic

Job Type: Full-time
