Quality Assurance Audit & Compliance Specialist

Primary responsibilities include the performance of quality assurance audits of all active and closed mortgage loan files to assure regulatory compliance and well as performance of mortgage servicing. Performs real estate tax audits, tracks homeowners insurance and collateral protection insurance.

Essential Functions

· Perform comprehensive audits of active and closed mortgage loan files to ensure compliance with all laws, regulations and AGCU procedures and requirements.

· Perform mortgage servicing to include facilitating mortgage modifications, subordination agreements, interest rate and payment adjustment, mortgage document recording, filing of documents with county clerks, tracking homeowners insurance and collateral protection insurance (force-placed insurance), and any other mortgage related services as may be required.

· Perform real estate tax audits to ensure compliance with all regulations, policies and procedures. Monitor real estate tax audit notifications and perform invoicing, payment and account maintenance to secure AGCU's position on mortgage collateral / properties.

· Monitor and perform home owner's insurance tracking and collateral protection insurance notifications, invoicing, payment and account maintenance securing AGCU's position on mortgage collateral / properties.

· Audit mortgage documents to ensure compliance with all policies, procedures, regulations and state and federal laws. Comply with mortgage retention policies and procedures.

· Prepare mortgage documents to ensure mortgage status and liens are perfected in all states and counties.

· Maintain current knowledge of changing quality assurance and audit procedures, laws or regulations, as well as updates to mortgage servicing procedures and mortgage software changes, through reading, continuing education, training, webinars or

communication with the Risk Management Director.

Duties & Responsibilities

· Provide administrative support for the Mortgage Risk and Mortgage management team to assist with meeting AGCU's departmental and corporate goals.

· Perform mortgage loan transactions efficiently, accurately and in a professional manner, providing quality member service focused on building strong member relationships.

· Provide guidance to Mortgage Department employees concerning compliance issues or regulatory policies that will affect quality assurance audits and standard requirements.

· Utilize available resources to maintain an up-to-date and detailed knowledge of AGCU products and services to assist in cross-serving (cross-selling) additional products that would be a benefit to members.

· Maintain effective communication via meetings, email or reports to ensure management, coworkers, members and third party vendors receives relevant and accurate information in a timely manner.

· Provide administrative duties for departmental oversight utilizing monthly reports, paid ahead variance, closed loans, interest rate index, private mortgage insurance delinquency, Rate Watch (third party quarterly analysis), interest rate margins and calculations preceding interest rate notices / letters and other administrative duties, as needed and required.

· Prepare and record modifications, subordination agreements, partial and full deeds of release and manage and resolve all mortgagee and / or lien issues.

· Monitor various reports, such as the closed loan report and correct paid ahead report.

· Prepare annual and monthly department reporting specific to mortgage loans.

· Perform routine clerical duties, such as filing, answering correspondence, updating and purging records, creating reports, etc.

· Other duties and responsibilities as may be assigned by management.

Education & Experience

· High School diploma or equivalent required.

· Mortgage Auditor or Loan Auditor Certification is preferred.

· Must have experience with and demonstrate a full understanding of all loan documents and compliance guidelines related to mortgage loans, mortgagee requirements and loan servicing.

· Six months of member / customer service experience is required.

· Six months of extensive experience with Symitar (Jack Henry Episys Quest) is strongly preferred.

· One year financial institution experience in a mortgage loan or risk management department is preferred.

Skills

· Experience using mortgage loan servicing software. 1 year of extensive experience is strongly preferred.

· Highly PC literate. Able to demonstrate advanced skill level with MS Office (Excel, Word, Outlook, etc.).

· Excellent written and verbal communication skills.

· High attention to detail.

· Able to manage time to work toward and consistently meet deadlines.

· Strong problem-solving skills.

· Excellent customer service skills.

· Must maintain complete confidentiality of all personal, private or protected information accessed during the course of performing the duties of the position.

· Must be able to see, speak, hear, write and read English.
