What are the responsibilities and job description for the Dedicated GC Project Manager / Ascend's VA Class A RBC Qualified Individual. position at Ascend Residential Holdings, LLC?
About Ascend
Ascend Residential Holdings, LLC is a Northern Virginia residential renovation contractor. We act as general contractor on single-family renovations: buy-renovate-sell and pre-sale renovations paid at closing.
We underwrite every job with a documented AI engine—not gut feel. ARV is a three-stage model (structural AVM photo-based Visual AI condition correction after-repair curve at move-in-ready condition 2.0). Renovation cost is built from room sizes and contractor line items with contingency, not a percent of purchase price. Profit % is a full stack: acquisition, 90-day hold, renovation, disposition, and dual-sided brokerage. Neighborhood Score and Investment Score are independent gates so we do not take a cheap house on a street families will not buy.
Typical file: 60–120 day hold, conservative 13–16% gross after brokerage (target ≥15%), high-income DMV streets. Target cadence is a high-volume, repeatable pipeline—not one-off distress flips. Scope, schedule, and field quality sit with the Project Manager. Principal acts as Responsible Management and Designated Employee on the firm license. You will be named Qualified Individual (QI) for the Residential Building Contractor (RBC) classification.
The Role
You own field execution as Ascend’s dedicated GC project manager and serve as the firm’s VA Class A RBC Qualified Individual.
Field and operations
- Run multiple concurrent SFR renovations from notice to proceed through final inspection and punch
- Schedule and manage subcontractors; hold trades to scope, quality, and sequence
- Coordinate permits, inspections, and inspection readiness with local authorities
- Daily job-site documentation: photos, logs, change conditions, delays, safety
- Protect scope, schedule, and field quality; flag cost/schedule variance early
- Walk jobs with principal; lock system reno estimates after on-site review
- Enforce site safety, cleanliness, and neighbor/HOA standards
- Support closeout packages lenders and buyers can audit
Licensing (QI)
- Serve as Ascend’s Qualified Individual for VA Class A RBC
- Remain a full-time W-2 employee (DPOR requires the QI to be full-time, 30 hours)
- Maintain a current individual VA Class A RBC qualification and cooperate on all DPOR filings, experience verification, and renewals
- Agree to start full-time at a discounted rate until DPOR issues Ascend’s Class A contractor license; compensation steps to the agreed market rate when the license is granted
- The principal of the business will serve as Responsible Management and Designated Employee
This is a field job. Expect job sites across NoVA most days, not a desk role with occasional walks.
