What are the responsibilities and job description for the Property Maintenance Technician (Part-Time) position at Ascend Property Management, LLC?
This is a part-time (1099 contractor) position, averaging 10–20 hours per week depending on workload and property needs. Hours will vary and are not guaranteed. This role does not include benefits, PTO, vehicle allowance, or overtime pay. Contractors are responsible for their own taxes and insurance.
Position Duties:
- Perform routine maintenance tasks, including troubleshooting, repair, and preventive maintenance on various equipment and systems.
- Conduct inspections to identify potential issues and ensure compliance with safety standards.
- Respond promptly to maintenance requests and prioritize tasks based on urgency.
- Collaborate with other team members to coordinate maintenance activities and ensure efficient operation of facilities.
- Maintain accurate records of maintenance activities, including work orders, repairs, and equipment inventory.
- Utilize computerized maintenance management systems (CMMS) to track work orders and document maintenance activities.
- Provide excellent customer service by addressing maintenance concerns in a timely and professional manner.
Position Requirements:
- Ability to perform minor maintenance tasks, such as, painting, drywall patching, changing fire alarms, lock changes, etc.
- Reliable vehicle, driver's license, and mobile phone.
- Computer with internet access.
- Respond to task assignments and company communications within the same day.
- Access to a basic set of most common maintenance tools, such as, power drivers, utility knives, screwdriver sets, etc.
- Proficient in English, both written and verbal.
