What You'll Be Doing
- Prepare detailed quantity takeoffs and cost estimates from architectural and structural plans
- Build and manage comprehensive project budgets from concept through construction
- Solicit and compare subcontractor and vendor bids, ensuring scope alignment
- Manage purchasing activities, including trade buyouts, clarifying scopes, and issuing purchase orders
- Collaborate directly with clients during preconstruction to review budgets, selections, and cost options
- Work closely with design and construction teams to offer value-engineering alternatives
- Maintain and update historical cost data for both new custom builds and high-end renovations
- Support Project Managers by ensuring accurate pricing and a seamless transition from preconstruction to field execution
- 3 or more years of experience in residential construction estimating and purchasing (custom homes or luxury renovations preferred)
- Strong understanding of construction methods, materials, and trade scopes
- Ability to read and interpret architectural and structural drawings
- Professional communication skills with clients, vendors, and internal teams
- Proficiency in Excel and estimating/project management tools (e.g., Buildertrend, CoConstruct, or similar)
- Highly organized, detail-driven, and capable of managing multiple deadlines and priorities
