Array South Management is seeking a reliable and detail-oriented Groundskeeper to join our team at our privately owned apartment community located in Gulf Breeze, FL. This position plays an important role in maintaining the overall appearance, cleanliness, and curb appeal of the community.
We are looking for someone who has strong work ethic, takes pride in their work, and enjoys working outdoors in a fast-paced residential environment.

Employment Type: Full-time (40 hours/week)
Compensation: $16.50 - $18 (based on experience) |* Additional $150 monthly stipend for health insurance or other health related expenses |* Paid Time Off | Paid Federal Holidays.
Schedule: Monday - Friday |* 8AM to 4PM | *Occasional schedule adjustments may be required based on property needs, weather conditions, or community events.
Position Responsibilities
- Daily Inspection & upkeep of community grounds & common areas
- Valet Trash Service (Mon-Fri) , Picking up trash & debris throughout the property including breezeways, common areas, & office, empty trash bins throughout property
- Remove litter, debris, and pet waste from stations, lawns, walkways, parking areas, and landscaped spaces
- Maintaining cleanliness of breezeways, sidewalks, parking areas, & amenity spaces
- Assisting with the Landscaping Manager & Maintenance Supervisor as needed such as pulling weeds, power washing, blowing, light trimming, and general grounds maintenance
- Pressure washing sidewalks, curbs, & building exteriors as needed
- Monitoring the property for safety hazards & reporting to maintenance
- Ensuring trash compactors and trash areas are clean and organized
- Maintaining all common areas and amenities for daily tours
- Assist with moving equipment, supplies, or materials as needed
- Follow company safety guidelines when using tools and equipment
- Assist maintenance staff and landscaping manager with property upkeep and special projects as needed
- Perform other duties related to property appearance and upkeep as assigned by management
Qualifications
- Ability to work independently and complete tasks/to do lists
- Groundskeeping, porter, and/or landscaping experience is preferred
- Ability to work outdoors in varying weather conditions
- Strong attention to detail and ability to work independently
- Dependable with strong work ethic and positive attitude
- Ability to lift up to 50lbs and perform physical tasks including walking, bending, lifting, and standing for extended periods
- Reliable transportation is required
- Must be able to follow safety procedures and company policies
- Reliable work schedule
- Ability to multi tasks and handle several projects
