Acadia is seeking a Senior Analyst to join its Development and Special Projects Team.
The Senior Analyst will play an integral role in managing the financial performance of large, mixed-use, shopping center assets, development, and redevelopment projects and overseeing all aspects of business plan execution from acquisition through disposition. This is an interdisciplinary role that will require close collaboration with Acadia’s internal acquisitions, leasing, capital markets, legal, lease administration, construction, marketing, accounting, and property management teams. Additionally, the Senior Analyst will be required to interface with external partners, lenders, consultants, contractors, attorneys etc. on a regular basis.
Key Responsibilities:
- Assist with all aspects of business plan preparation and execution of value-add, redevelopment, and developmentprojects within Acadia’s existing portfolio and pipeline.
- Maintain property financial models (Excel and Argus) on a regular basis to reflect leasing, financing, and other changes to the property business plan.
- Present financial reports and analysis to senior management and external partners.
- Represent Acadia to partners, lenders, government agencies and other outside parties.
- Work across internal departments on new leases. Prepare financial analysis of deal terms and impact on property level returns to inform negotiations. Review Tenant work letters and oversee budgeting and delivery of Landlord work.
- Perform ad-hoc financial analysis to support capital projects and other strategic investments.
Qualifications:
- Bachelor's degree required
- 2-4 years of previous work experience in commercial real estate development, asset management, or acquisitions; retail experience preferred
- Advanced financial modelling and analysis capabilities in MS Excel and Argus Enterprise is required
- Experience with leases, expense recovery structures, and managing budgets
- Executive presence; comfortable speaking and presenting to the senior management team and joint venture partners
- Familiarity with leases and other legal documents
- Familiarity with design and construction
- Ability to travel
- Solid interpersonal and communication skills
- Excellent collaborator; works well with a team.
- Self-starter, demonstrated ability to multi-task and prioritize workload.
The base salary compensation range for this role reflects the wide range of factors that are considered in making compensation decisions, including but not limited to, skill sets; experience and training; licensure and certifications; and other business and organizational needs. Compensation decisions are dependent on the facts and circumstances of each individual. A reasonable estimate of the current base salary range for this position is $80,000 to $90,000.
Employees may also be eligible to participate in an annual discretionary bonus program, subject to the rules governing the program, whereby an award, if any, depends on various factors, including, without limitation, individual and organizational performance.
