About the Role
We are seeking a motivated Assistant Project Manager to support the execution of our multifamily and hospitality development projects from pre-construction through closeout. Working under the direction of the Project Manager and alongside firm principals, the Senior Architect, and in-house drafting staff, you will assist with project documentation, budget and schedule tracking, contractor coordination, and day-to-day administration across multiple active projects. This is an on-site role based in Richmond, Virginia, ideal for a detail-oriented early-career construction professional looking to grow into a project management leadership role within an entrepreneurial, fast-paced firm.
Key Responsibilities
- Support the Project Manager in day-to-day management of ground-up and value-add multifamily and hospitality developments, from pre-construction through closeout
- Assist in developing and maintaining project schedules, budgets, and cost tracking logs; help identify and flag potential risks to cost or timeline
- Support bid solicitation by preparing bid packages, distributing RFPs, tracking contractor responses, and assembling bid comparison summaries
- Track, log, and follow up on RFIs, submittals, change orders, and bulletin documentation throughout construction
- Assist in reviewing pay applications, change orders, and lien waivers, and coordinate documentation with finance and accounting
- Attend site visits and progress meetings; prepare and distribute meeting minutes, action item logs, and field observation reports
- Coordinate with design and consultant teams (architecture, structural, MEP, civil) to route field questions and keep drawing sets and project documents current
- Support permitting, entitlement, and inspection processes, including tracking permit status and scheduling inspections with local jurisdictions
- Maintain organized project files, drawing logs, contract documents, and correspondence across all active developments
- Prepare project status updates, budget variance summaries, and reporting materials for review by the Project Manager and firm principals
- Assist with due diligence and pre-development feasibility analysis for new acquisitions as needed

Qualifications - Bachelor's degree in Construction Management, Real Estate Development, Architecture, Engineering, or a related field; or equivalent professional experience
- 2β4 years of experience in construction project coordination or assistant project management, ideally on multifamily and/or hospitality projects
- Familiarity with construction documents, drawings, and specifications, and a working understanding of building codes (IBC, ADA) and permitting processes
- Experience with project management and scheduling tools (e.g., Procore, MS Project, Smartsheet) and strong proficiency in Excel for budgeting and cost tracking
- Understanding of standard construction workflows including RFIs, submittals, change orders, pay applications, and lien waivers
- Excellent organizational skills with the ability to support multiple concurrent projects in various phases
- Strong written and verbal communication skills, with attention to accuracy in documentation and reporting
