Role Overview
This Architectural Designer will help transform client project requirements into clear, accurate drawing sets and formatted permit sets. This role will support projects from intake and feasibility review through schematic planning, construction documentation, permit submittal support and revision responses.
This position requires strong drafting ability, construction documentation experience, practical knowledge of building practices and the ability to communicate clearly and accurately with internal team members.
Responsibilities
- Develop client project requirements into schematic layouts, design development drawings and permit-ready construction documents.
- Produce clear CAD drawings, including site plans, floor plans, roof plans, reflected ceiling plans, elevations, sections, schedules and details.
- Create 3D architectural models to help clients understand project scope and design decisions.
- Prepare residential and light commercial permit drawing sets for remodels, additions, ADUs, tenant improvements, façade improvements, accessibility upgrades, and other building projects.
- Coordinate with internal team members to maintain drawing quality, consistency, and ArchBuild AI documentation standards.
- Review client-provided photos, sketches, measurements, as-built plans, site surveys, and jurisdictional requirements to identify missing information or potential permitting issues.
- Support value-engineering and constructability review with an emphasis on speed, clarity and accuracy.
Requirements
- Professional degree in architecture, architectural technology, construction management, engineering or a related field preferred.
- 3 - 5 years of professional drafting, architecture, construction documentation, or permit plan experience preferred.
- Strong experience preparing residential or light commercial construction documents.
- Proficiency in CAD software including AutoCAD, Revit and/or Rhino.
- Strong construction documentation skills, including plans, elevations, sections, details, schedules, notes, and permit sheets.
- Understanding of construction methods, materials, detailing, site conditions, and permit approval processes.
- Organized, detail-oriented, and able to manage multiple active projects and deadlines.
Schedule
This is a remote role and candidate may set their own hours.
The candidate is expected to be available at least 5 days per week, excluding local holidays, and ready to facilitate the following turnaround times:
New plan sets: 96 hours to first draft
Simple revisions: 24 hours from receipt to delivery
Complex revisions: 72 hours from receipt to delivery
Specific working hours will be agreed upon based on business needs and candidate availability.
Compensation
Compensation depends on candidate location, experience level, and relevant qualifications.
For the first five projects managed, payment will be on a flat-rate basis, to be agreed upon individually.
After the fifth project, this will convert to an hourly position. ArchBuild AI aims to offer competitive compensation and set pay toward the high end of the relevant market range for the candidate’s geography and experience level.
