Summary of Job Functions:
The Maintenance Supervisor is responsible for repairs and maintenance of the main facility and community residences. The Maintenance Supervisor must be able to perform maintenance and repairs to plumbing, heating, electrical systems, carpentry, appliances, and virtually every other phase of building repair.
Essential Job Functions:
- Maintains an active inventory of all The Arc equipment required for maintenance.
- Maintains building alarm system; is on-call for alarm company
- Respond to maintenance requests for repairs of all The Arc facilities.
- Routinely inspects plumbing, electrical, physical, structural, and heating systems
- Conducts quarterly reviews and inspections of all The Arc facilities
- Ensures removal of snow from walkways, roadway, and parking lot of all property of The Arc.
- Carries on-call phone on a rotational basis.
Knowledge, Skills, and Abilities:
- Must be able to organize and complete reports without direct supervision
- Communicates in an effective and professional manner with staff, contractors, and
- ancillary agencies
- Proficiency with truck-mounted snowplowing
- Able to drive a van
- Ability to operate maintenance and repair tools
- Knowledge of building systems, including structural, electrical, plumbing, and
- mechanical
- Skills necessary to operate a personal computer using Microsoft software
including Word, Excel, and Outlook
- Excellent time management and ability to manage multiple projects
Education and Experience:
- High School Diploma or GED
- Over 21 years of age
- Four years of Contracting and Construction preferred
- Four years of Building Maintenance or Technical School preferred
Clearances:
- Background checks as defined by licensing agencies
- Valid Alaska driver's license for a minimum of three years, clean driving record, proof of insurance
Physical Requirements:
- Ability to move about with ease
- Lifting twenty to fifty pounds regularly and up to seventy-five pounds periodically.
- Ability to see within normal parameters
- Ability to hear within normal range
Equipment Use:
- Company van
- Appropriate construction equipment
- Basic maintenance tools
