Senior Portfolio Manager (Licensed Property Manager)

Arboreal Management
Portland, OR Full Time
POSTED ON 7/31/2026
AVAILABLE BEFORE 8/30/2026
Build something that matters.

At Arboreal Management, we believe property management should be a competitive advantage—not just an administrative function. We own and manage thousands of apartments across the Pacific Northwest, with a focus on creating high-quality, attainable housing while delivering exceptional experiences for our residents.

We're growing quickly, investing heavily in technology, and building one of the most innovative property management companies in the region. If you're an experienced Oregon-licensed property manager looking for more than just another portfolio, we'd love to meet you.

The Opportunity

We're looking for a Senior Portfolio Manager to oversee a portfolio of communities throughout the Portland metro area. This is a highly visible leadership role responsible for driving financial performance, mentoring on-site teams, improving resident experience, and helping shape the next phase of Arboreal's growth.

You'll have the autonomy to make decisions, the support of an experienced leadership team, and the opportunity to influence how we operate as we continue to expand.

What You'll Do

  • Lead the operations and financial performance of a multi-site apartment portfolio.
  • Recruit, coach, and develop high-performing property management teams.
  • Improve occupancy, resident retention, leasing performance, and NOI.
  • Partner with maintenance, accounting, compliance, and leasing support teams to achieve outstanding results.
  • Analyze property performance and proactively identify opportunities for improvement.
  • Ensure compliance with company standards and applicable regulations.
  • Help implement new systems, processes, and technology as Arboreal continues to grow.

What We're Looking For

  • Current Oregon Property Manager License (required).
  • Experience managing multiple apartment communities or a large multifamily portfolio.
  • A proven track record of improving property performance and leading successful teams.
  • Strong financial and operational acumen.
  • Excellent communication, organization, and leadership skills.
  • Someone who enjoys solving problems, taking ownership, and building great teams.

Why Arboreal?

We're not a traditional property management company.

We're an owner-operator with a long-term perspective. We invest in our people, embrace technology, and empower our teams to make decisions. Our proprietary software platform, centralized support teams, and commitment to continuous improvement allow our portfolio managers to focus on leadership and results—not bureaucracy.

As we continue to grow across the Pacific Northwest, this role offers exceptional opportunities for advancement into regional and executive leadership.

Compensation & Benefits

  • Highly competitive salary based on experience
  • Performance-based bonus opportunities
  • Medical, dental, and vision insurance
  • Paid time off and holidays
  • Mileage reimbursement
  • 401(k)
  • Ongoing professional development and career advancement

If you're an ambitious, licensed property management leader who wants to build a career with a growing company that's redefining multifamily operations, we'd love to hear from you.
