Appalachian Field Service (AFS) is seeking Acquisition Representatives (Junior or Senior level) to support land acquisition efforts for an electric utility client in the Savannah, Georgia area. This role will support ongoing transmission and distribution projects, including securing easements and property rights for new and existing infrastructure.
Ideal candidates will reside within driving distance of the Brunswick Operating Headquarters (Savannah, GA) and be self-motivated, detail-oriented, and effective in working with property owners, internal stakeholders, and client representatives. Experience with LIMS and GSCCCA systems is preferred.
Job Responsibilities
- Research property ownership, including locating and documenting vesting deeds, reviewing title reports, and running title forward to confirm current ownership.
- Create and manage parcels within the client’s designated systems (including LIMS, as applicable).
- Establish and maintain professional communication with property owners, respecting preferred methods and timing.
- Represent the client professionally in all interactions with property owners and stakeholders.
- Negotiate acquisition of property rights in good faith, following client guidelines and approved compensation structures.
- Identify and escalate potential property owner concerns or public relations issues to the client in a timely manner.
- Accurately report all project activity within required timeframes in client systems.
- Ensure proper execution of easement and property rights documents in compliance with Georgia law.
- Coordinate execution of documents and obtain required supporting materials (e.g., W-9s).
- Submit payment requests and track acquisition-related documentation.
- Upload and maintain complete and accurate project files, including:
- Vesting deeds, title reports, plats, and tax records
- Verified ownership and contact information
- Secretary of State and probate documentation (as applicable)
- Appraisals and supporting exhibits (Exhibit A / parcel maps)
- Communication logs and executed documents
- Review and interpret construction plans and maps to support acquisition efforts.
- Participate in fieldwork, in-person meetings, and document execution as required.
- Travel as needed to support project demands within the region.
Acquisition Representative (Senior) Requirements
- Ability to work independently and manage a full acquisition workload.
- Lead complex negotiations with property owners to secure required land rights.
- Review and interpret title, valuation data, and construction plans.
- Resolve property owner concerns and title issues professionally and efficiently.
- Prepare and review acquisition documents with a high level of accuracy.
- Create or review Exhibit A drawings as needed.
- Must hold a current Georgia Notary.
Acquisition Representative (Senior) Skills and Expertise
- Strong understanding of Georgia real estate law and eminent domain.
- Experience determining appropriate easement rights for utility projects.
- Proficiency in Microsoft Office and mapping/GIS tools.
- Familiarity with LIMS and GSCCCA systems preferred.
- Strong negotiation, communication, and organizational skills.
- Ability to manage multiple parcels and deadlines simultaneously.
- Bilingual (Spanish) is a plus.
Acquisition Representative (Junior) Requirements
- Works under guidance of client’s designated representative to complete acquisition tasks.
- Conducts research on property ownership and assists with title review.
- Supports property owner outreach and negotiations.
- Assists in preparation of acquisition documents and recordkeeping.
- Creates Exhibit A drawings as needed.
- Must have or be willing to obtain a Georgia Notary.
Acquisition Representative (Junior) Skills and Expertise
- Basic understanding of Georgia real estate principles.
- Ability to interpret maps, plats, and construction drawings.
- Proficiency in Microsoft Office; willingness to learn client systems (LIMS preferred).
- Strong communication, organizational, and data entry skills.
- Detail-oriented with ability to follow established processes.
- Bilingual (Spanish) is a plus.
Additional Requirements
- Must reside within reasonable driving distance of client’s Savannah / Brunswick Operating HQ.
- Must own or be willing to obtain a Windows-based laptop compatible with client systems.
- Valid driver’s license and ability to travel locally as needed.
