The Make-Ready Technician is responsible for completing maintenance service requests, performing repairs on electrical, plumbing, carpentry, and appliance issues, and ensuring units are turned over in a timely manner. Excellent customer service, adherence to safety standards, and compliance with local regulations are key components of this role.
Essential Functions
- Complete all maintenance service requests as assigned in a timely manner.
- Ensure apartment units are turned over efficiently and within established timelines.
- Follow and complete the make-ready and punch checklist to ensure all tasks are completed.
- Identify and address issues requiring repairs, including basic electrical, plumbing, carpentry, drywall, and appliance repairs (e.g., toilets, light switches, garbage disposals, ceiling fans, etc.).
- Install and remove appliances, ceiling fans, light fixtures, and blinds.
- Perform touch-up painting duties for both exterior and interior surfaces as required.
- Respond promptly to tenant requests, delivering excellent customer service.
- Ensure compliance with all Federal, State, and local laws, including Fair Housing regulations.
- Perform any other duties as assigned to ensure smooth operations
SKILLS AND REQUIREMENTS:
- Proficient in basic electrical, plumbing, drywall/paint, carpentry, ceramic/tile, and appliance installation, removal, and repairs.
- Experience with turnovers and make-readies of vacant units in the multifamily industry is preferred.
- High school diploma or equivalent required.
- Strong multitasking abilities, with excellent organizational skills and the ability to meet deadlines.
- Availability to work on-call, including after-hours and weekends, as needed.
- Must be capable of lifting and carrying objects weighing up to 50 lbs. regularly and up to 100 lbs. occasionally.
- Requires the ability to stand, bend, stoop, squat, and kneel for extended periods.
- Must be able to safely climb ladders and stairs as part of daily tasks.
- This is a hands-on role that combines physical work with occasional office responsibilities.
- Significant time will be spent outdoors, with exposure to varying weather conditions and elements
