What are the responsibilities and job description for the Facilities Technician position at Apartment Facility Services?
Location:
Regional cluster of Self Storage facilities (Tulsa metro / northeast Oklahoma). Daily travel between assigned sites required.
About the role
We're growing our Facilities team and hiring an entry-level Facilities Technician to help keep a regional cluster of our sites clean, safe, well-maintained, and rent-ready.
This is a hands-on, learn-on-the-job role. You'll be trained by our experienced facilities staff, starting with the basics and taking on more responsibility as your skills grow. If you're dependable, handy, take pride in your work, and want to build a career in facilities and property maintenance, this is a strong entry point.
What you'll do
General maintenance & repairs
- Perform routine upkeep and minor repairs across assigned sites — roll-up and swing doors, latches, locks, hinges, lighting, basic plumbing and electrical fixtures
- Complete unit turns: clean, inspect, and prepare vacated units so they're ready to rent
- Identify problems early and either fix them or escalate to the Facilities team or a vendor
Gate & access systems
- Help maintain and troubleshoot gate hardware, keypads, and access-control equipment (PDK systems) and site cameras
- Perform basic diagnostics, report recurring or complex issues, and support access-system upkeep under guidance
Grounds & curb appeal
- Keep sites clean and presentable: landscaping, trash and debris removal, sweeping drive aisles, snow/ice removal in winter
- Fence repairs, signage upkeep, and general site presentation so every facility looks well-cared-for to current and prospective tenants
Vendor & project coordination (developing)
- Support inspections, capital projects, and turnover readiness
- Meet vendors and contractors on site, help oversee their work, and report progress back to the Facilities team
- Grow into coordinating small projects independently over time
General
- Travel between assigned facilities on a set route/schedule
- Keep accurate records of work completed, parts used, and issues found
- Follow safety procedures and maintain a clean, organized work vehicle and tools

- Dependable, punctual, and able to work independently once trained
- Able to lift up to 75 lbs, work outdoors in all seasons, and perform physical tasks (bending, kneeling, climbing ladders)
- Good communication and a customer-friendly demeanor — you'll occasionally interact with tenants on site
