Position Summary
We are seeking an experienced Area Manager to oversee the day-to-day operations and performance of multiple residential and commercial properties. This role is responsible for leading on-site teams, ensuring properties are well-maintained, driving financial performance, and delivering a high level of resident and client satisfaction.
A strong construction background or experience with capital projects, renovations, and maintenance planning is a strong plus.
Key Responsibilities
- Manage all operational aspects of assigned properties.
- Oversee and support on-site teams, including property managers, leasing managers, and maintenance staff.
- Develop and implement business plans for each property that align with ownership goals and resident needs.
- Regularly inspect properties to ensure they meet company standards, safety requirements, and brand expectations.
- Coordinate, schedule, and oversee maintenance and capital improvements, working closely with vendors and contractors.
- Maintain positive, professional relationships with residents, owners, and vendors.
- Negotiate leases, contracts, and vendor agreements in a timely and cost-effective manner.
- Partner with leasing teams to advertise and market available units/spaces to maintain strong occupancy.
- Monitor rent collections, receivables, and operating expenses to ensure properties meet financial targets.
- Prepare and manage annual operating and capital budgets, including forecasting, variance analysis, and reporting.
- Review financial performance and provide ownership with periodic reports and recommendations.
- Identify opportunities to grow revenue, reduce expenses, and improve overall asset value.
- Stay current on local market conditions, competing properties, and industry trends.
- Ensure compliance with all applicable laws, regulations, company policies, and lease requirements.
- Lead, coach, and evaluate property staff performance; provide guidance, training, and support as needed.
Qualifications
- Proven experience as a Property Manager, Area Manager, District Manager, or similar multi-site role in property management.
- Strong understanding of property management.
- In-depth knowledge of landlord-tenant laws, fair housing regulations, and property management compliance requirements.
- Strong construction or maintenance background is highly preferred.
- Proficiency in MS Office and property management software (e.g., Rent Manager, Yardi, AppFolio, or similar).
- Strong customer focus with the ability to balance resident satisfaction and financial performance.
- Excellent communication, negotiation, and presentation skills.
- Highly organized with strong time management and follow-through.
- Ability to travel regularly between properties within the assigned region.
- BS degree in Business, Real Estate, Construction Management, or a related field preferred.
Compensation & Incentives
- Full-time, salaried, exempt position.
- Eligible for company profit sharing.
- Eligible for leasing bonuses.
Work Environment & Schedule
- Primarily field-based with frequent travel between properties within Fort Walton Beach.
- Occasional evening or weekend hours may be required based on property needs, emergencies, or ownership meetings.
Pay: $45,760.00 - $62,400.00 per year
