Job Summary
AP HVAC INC is seeking a driven and experienced Outside HVAC Sales / Business Development Manager to support and accelerate company growth throughout the New York City Metropolitan Area. This role focuses on HVAC service, preventive maintenance agreements, and system upgrades, while also supporting mechanical replacement and construction opportunities when applicable.
The successful candidate will manage the full sales cycle for both the Service & Maintenance and Mechanical Construction divisions—from prospecting and site assessments to proposal development, pricing, negotiation, and closing. The role includes access to active inbound and outbound leads, along with the ability to build and grow a personal book of business.
Key Responsibilities
Sales & Business Development
- Identify, pursue, and close new HVAC service, maintenance, and replacement opportunities
- Lead contract negotiations and secure preventive maintenance agreements
- Develop and maintain relationships with:
- Property management companies
- Condominium and co-op boards
- Commercial building owners
- General contractors and developers
- Manage the full sales lifecycle, from initial outreach through contract execution
Site Assessments & Solution Development
- Conduct thorough site walkthroughs and HVAC system assessments
- Analyze system conditions, operational challenges, and client-specific needs
- Develop tailored HVAC service and maintenance plans that optimize performance, energy efficiency, and long-term reliability
- Recommend appropriate maintenance schedules, system upgrades, and retrofit solutions aligned with client budgets and sustainability goals
Proposal, Pricing & Negotiation
- Prepare accurate, competitive, and professional proposals
- Coordinate pricing and scope with internal operations and ownership to ensure feasibility and profitability
- Review mechanical scopes and drawings where applicable
- Negotiate terms and close agreements
Internal Coordination
- Collaborate closely with Service, Replacement, and New Construction teams to ensure seamless project handoff
- Maintain accurate CRM records and provide pipeline, forecast, and performance reporting
Performance & Growth
- Meet or exceed assigned sales targets and KPIs
- Support strategic growth initiatives and expansion of recurring revenue
- Represent AP HVAC INC professionally at client meetings, site visits, and industry events
Qualifications
Required
- Proven experience in HVAC sales, business development, or mechanical contracting
- Strong knowledge of HVAC service, maintenance, and mechanical systems
- Experience operating within NYC commercial, multifamily, or high-rise environments
- Excellent communication, negotiation, and relationship-management skills
- Ability to perform site assessments and translate technical findings into client-facing solutions
- Highly organized, self-motivated, and performance-driven
Preferred
- Experience in HVAC Service and Mechanical Construction
- Ability to read and interpret mechanical drawings and scopes
- Established relationships with NYC property managers, building owners, or general contractors
- HVAC-related certifications or technical & Sales training
- CRM experience (ServiceTitan, FIeldEdge, QuickBooks or similar platforms)
Compensation
- Base Salary: $85,000 – $110,000 (commensurate with experience)
- Commission: Performance-based commission with uncapped earning potential
