Position Summary
The Property Manager is responsible for the overall performance, operations, financial results, and resident satisfaction of a 135-unit market-rate apartment community in Evansville, Indiana. This position oversees leasing, maintenance, marketing, budgeting, and staff management to ensure the property meets occupancy, revenue, and service goals while maintaining a high level of resident satisfaction.
AP Development LLC (APD) strives to find and develop transformative real estate projects. APD works with dynamic communities to transform underutilized property such as vacant historic buildings, industrial properties, and brownfields by finding viable adaptive reuses of the real estate to meet community needs and private market demand.
The Property Manager serves as the on-site leader and primary representative of ownership.
Key Responsibilities
1. Financial Management
- Prepare and manage annual operating budget and monthly reports
- Monitor monthly income and expenses; explain variances
- Approve invoices and manage vendor contracts
- Oversee rent collection and delinquency control
2. Leasing & Marketing
- Lead all leasing activities to achieve occupancy and goals during the lease-up phase and through ongoing stabilization
- Conduct property tours, process applications, prepare lease agreements, and coordinate move-ins and renewals
- Maintain occupancy goals (target 94–98% stabilized occupancy) and minimize vacancy
- Monitor competitive market conditions in Evansville/Vanderburgh County, conduct market surveys to ensure competitive rental pricing
- Implement marketing strategies (online listings, signage, referrals, local outreach) Partner with the marketing team to execute advertising, and social media strategies that drive qualified traffic and brand awareness
3. Operations & Maintenance Oversight
- Supervise maintenance supervisor and technicians
- Ensure timely completion of work orders and preventative programs
- Conduct regular property inspections (interior/exterior)
- Ensure compliance with safety and housing regulations
4. Staff Leadership
- Hire, train, and supervise leasing and maintenance staff
- Conduct performance reviews
- Create schedules and ensure coverage
- Foster professional, resident-focused culture
5. Resident Relations
- Ensure high resident satisfaction and retention
- Address escalated complaints professionally
- Oversee renewals and retention programs
- Manage legal notices and eviction processes when necessary
6. Compliance & Risk Management
- Ensure compliance with Fair Housing laws
- Maintain proper insurance documentation
- Oversee incident reporting procedures
- Ensure adherence to company policies
Qualifications
- 3 years of property management experience (market-rate preferred)
- Experience managing 100 unit communities strongly preferred
- Strong financial and budgeting skills
- Knowledge of Fair Housing laws
- Experience with property management software (Yardi)
- Strong leadership and communication skills

Work Environment
This is a full-time, on-site position requiring occasional evenings and weekends based on leasing activity and emergency situations.
Pay: $55,000.00 - $65,000.00 per year
