Residential Property Maintenance Technician
Keauhou Place AOAO is seeking a full-time Residential Property Maintenance Technician to join our professional maintenance team.

The ideal candidate will have residential or commercial maintenance experience, strong troubleshooting skills, and a positive attitude. Applicants with experience in the following areas are encouraged to apply:
- Drywall repair and finishing (minimum of 3 years of experience)
- Painting (minimum of 3 years of experience)
- Carpentry
- Basic plumbing
- Basic electrical
- General building maintenance
Primary Responsibilities
This position reports directly to the Operations Manager and is primarily responsible for responding to maintenance requests, work orders, and building emergencies while helping maintain the overall condition and appearance of the property.
Responsibilities include, but are not limited to:
- Respond promptly to maintenance requests and complete work orders in a timely, professional manner.
- Respond to building emergencies, including water leaks, plumbing issues, equipment failures, power outages, and other urgent maintenance situations.
- Perform drywall repair, painting, carpentry, basic plumbing, basic electrical work, and general building maintenance.
- Perform preventative maintenance and routine inspections to help ensure building systems and common areas remain in excellent condition.
- Troubleshoot maintenance issues and determine appropriate repairs.
- Maintain clean, safe, and organized work areas at all times.
- Communicate professionally with residents, vendors, and fellow team members while providing excellent customer service.
- Assist outside contractors and vendors by providing building access and coordinating work as needed.
- Utilize BuildingLink, smartphones, email, and other technology to receive, update, and complete work orders.
- Work collaboratively with the Operations Manager, Residential Specialist team, Executive Assistant, vendors, and fellow maintenance staff to ensure efficient daily operations.
- Assist with special projects and other assigned duties by the GM, including covering for team members or rotating responsibilities when needed.
Work Schedule
The workday begins at 8:00 a.m. Most days are spent completing maintenance work orders, preventative maintenance, and maintenance projects throughout the property.
Attendance, reliability, and professionalism are essential to this position. Candidates must be able to report to work on time, prepared, and ready to complete assigned responsibilities.
Qualifications
- Minimum of three (3) years of experience in residential or commercial maintenance.
- Experience with drywall repair, painting, carpentry, plumbing, and general maintenance.
- Strong troubleshooting and problem-solving skills.
- Excellent customer service and communication skills.
- Ability to work independently and as part of a team.
- Valid driver's license with a clean driving record.
- Ability to lift and carry at least 50 pounds.
- Comfortable using smartphones, email, text messaging, and electronic work order systems.
- Ability to prioritize multiple tasks in a fast-paced environment.

Work Location: In person
Knowledge of Pool Operations is preferred. Extensive training provided. Certified Pool Operator (CPO) preferred, or have the ability to attain within the first 6 months of hire.
Must also perform preventive maintenance tasks as well, such as clearing rooftop drains/surfaces of debris, and sidewalk.
Applicant must currently reside in the State of Hawaii (out-of-state candidates will not be considered)
