About Haiku Hale
Haiku Hale Condominium is a well-established residential community in Kaneohe seeking an experienced, motivated, and hands-on Resident Manager. We are looking for a professional leader who takes pride in maintaining a safe, clean, and welcoming property while providing exceptional customer service to residents and working collaboratively with the Board of Directors and Managing Agent.
This is not solely an office position. The ideal candidate enjoys balancing administrative responsibilities with hands-on property maintenance and daily interaction with residents, contractors, and staff.
What You'll Do
Property Operations
- Conduct daily inspections of the property and common areas.
- Ensure the community is clean, safe, and well maintained.
- Perform minor maintenance, painting, touch-ups, and repairs.
- Coordinate preventative maintenance and oversee vendor services.
- Monitor landscaping, lighting, parking areas, pool, fitness center, playground, and other amenities.
- Coordinate water shutdowns, contractor access, resident move-ins and move-outs, and building projects.
Leadership & Supervision
- Supervise onsite maintenance employees.
- Schedule and oversee daily work assignments.
- Ensure work is completed safely, efficiently, and to Association standards.
- Conduct employee evaluations and provide coaching and training.
- Coordinate with vendors, contractors, and service providers.
Resident Relations
- Provide outstanding customer service to homeowners and residents.
- Respond professionally to questions, concerns, and maintenance requests.
- Enforce House Rules fairly, consistently, and respectfully.
- Investigate maintenance issues, including water leaks, and coordinate emergency response when necessary.
Administrative Responsibilities
- Prepare monthly reports for the Board of Directors.
- Maintain daily logs, maintenance records, incident reports, and inspection records.
- Manage vendor scheduling and service calendars.
- Maintain organized Association files and documentation.
- Communicate regularly with the Managing Agent regarding property operations and ongoing projects.
Qualifications
Preferred
- 3 years of condominium, apartment, hotel, or property management experience.
- Experience working with AOAOs, HOAs, or condominium associations.
- Supervisory or leadership experience.
- Strong communication and conflict-resolution skills.
- Ability to prioritize multiple projects in a fast-paced environment.
- Basic computer proficiency, including Microsoft Office and email.
Required
- High school diploma or equivalent.
- Valid Hawaii driver's license and reliable transportation.
- Ability to lift up to 50 pounds and perform physical work.
- Ability to work independently with minimal supervision.
- Availability to respond to emergency situations outside normal business hours.
