Job Summary:
The Residential Maintenance Technician is responsible for general maintenance, repair and upkeep of the Antigo Housing Authority residential properties. This position ensures that units, buildings, and grounds are safe, clean, and well maintained in compliance with Housing Quality Standards (HQS), federal and state regulations, and Antigo Housing Authority policies. The technician responds to routine and emergency maintenance requests and assists with unit turnovers and preventive maintenance.
Primary Responsibilities:
· Respond to routine, urgent and emergency maintenance requests in occupied and vacant units
· Prepare units for occupancy including unit turnovers, repairs, cleaning and inspections
· Repair or replace fixtures, doors, windows, flooring, cabinets, and other building components
· Perform basic carpentry, plumbing, electrical, and drywall repairs
· Perform preventive maintenance on building systems
· Assist with unit and common area cleaning during turnovers, inspections, and move-outs to ensure spaces are clean, safe, and habitable
· Support compliance with HUD and Housing Quality Standards
· Assist with groundskeeping and seasonal property needs including snow removal, lawn care, etc.
· Maintain accurate record of work performed
· Identify maintenance issues that may require outside contractors and report to Maintenance Director
· Follow safety procedures and properly use tools, equipment, and personal protective equipment (PPE)
· Provide courteous and professional service to tenants and staff
Emergency & On-Call Duties
· Participate in an on-call rotation to respond to after-hours maintenance emergencies as required
· Respond promptly to emergency situations such as water leaks, heating failures, or safety hazards
Knowledge, Skills, and Abilities
· Working knowledge of residential building systems and general maintenance practices
· Ability to perform basic repairs across multiple trades
· Ability to read work order, follow written instructions and complete required documentation
· Strong problem-solving skills and attention to detail
· Ability to work independently and manage multiple tasks
· Good communication and interpersonal skills
· Ability to interact professionally with tenants, contractors and coworkers
Qualifications
· High school diploma or equivalent required
· Minimum of 3 years’ experience in residential maintenance or related field
· Valid driver's license and acceptable driving record
· Ability to pass background check
Physical Requirements
· Ability to lift, carry, push, and pull, up to 50 pounds
· Ability to climb ladders, kneel, crouch, and work in confined spaces
· Ability to work indoors and outdoors in varying weather conditions
Work Environment
· Residential apartment buildings and grounds
· Exposure to dust, noise, cleaning chemicals, and maintenance equipment
· Occasional exposure to emergency or after-hours situations, including snow removal in the winter
Pay: $21.00 - $23.00 per hour
