What are the responsibilities and job description for the Title Searcher position at Anthem Title?
Searcher
Searcher will create real property searches, for examining public records, and for compiling all information pertaining to customer orders. Will obtain the required information from tract index or county courthouses to prepare property reports. Must include the general indices of current and prior owners, including the new purchaser (if applicable), utilizing computers and reader printers.
Searcher Responsibilities
- Ability to prioritize in a high volume/fast paced environment realizing their work impacts the quality, timeliness and effectiveness of the team
- Entering orders & data while creating the physical file
- Managing customer service inquiries from lenders, realtors, and buyers/sellers within an hour
- Verify accuracy of information gathered throughout the process
- Updating colleagues and clients on the progress made with property title research process
- Prepares property reports, name searches, and updates through the current date by transcribing the postings from the tract index books, Property Index, and General Index
- Searches for reference material filed on property (e.g., image documents, tax information, maps)
- Posts orders to software and tracks orders for timely delivery to customers
- Prepares documents for posting (e.g., running legal descriptions to determine arbitrary numbers)
- Posts and verifies documents in both the Property and General indexes
- Files resource materials
- Builds effective internal and external relationships with Escrow, Title, and Sales through the delivery of truly remarkable service
- Acts as a neutral liaison between file parties, adheres to company policy, and monitors and mitigates risk to the company
- Communicates and explains complex information
- Evaluates and selects solutions from existing procedures or precedents
- Performs all other duties as assigned by management
Searcher Requirements
- Ability to travel to and from county courthouses
- High school diploma or GED
- Previous research experience with associated training
- Experience in the real estate industry would be advantageous
- Sound knowledge of terminology and other technical aspects relating to property titles
- Exceptional research ability, combined with sound analytical and critical thinking skills
- Excellent written and oral communication skills
- Ability to work independently, and as part of a team
- Exceptional interpersonal and problem-solving skills
- Knowledge of Microsoft Office applications
- Ability to deliver superior customer service required
- Must have high level of organization and strong attention to detail
- Must have ability to consistently meet deadlines, demonstrate strong follow through, and to follow departmental procedures
