Job Opening for a Property Manager
Description: The Property Manager is responsible for the day-to-day management and operation of HUD-owned and HUD-assisted multifamily properties assigned under the contract. The Property Manager ensures properties are maintained in a decent, safe, sanitary, and good repair condition while ensuring compliance with HUD regulations, contract requirements, Federal, State, and local laws. The position oversees property operations, tenant relations, rent collection, vendor coordination, property inspections, maintenance activities, financial administration, and supports tenant relocation activities when required.
Key Responsibilities
- Manage the daily operations of assigned HUD-owned and HUD-assisted multifamily properties.
- Ensure compliance with all HUD regulations, handbooks, policies, contract requirements, and applicable Federal, State, and local laws.
- Maintain properties in a decent, safe, sanitary, and good repair condition.
- Supervise on-site property operations and coordinate maintenance activities.
- Coordinate property management activities with tenant relocation services when required.
- Accept and process resident rental payments.
- Maintain current and delinquent rent accounts within the required property management database.
- Take appropriate actions to collect rents in accordance with HUD requirements.
- Coordinate vendor services and process payments for approved supplies and services.
- Secure vacant units to prevent unauthorized occupancy and property damage.
- Ensure no vacant units are leased when prohibited under contract requirements.
- Coordinate and distribute HUD-approved notices, memoranda, and resident communications.
- Maintain accurate property records, financial records, occupancy information, and management documentation.
- Prepare and submit required management plans, monthly reports, operating budgets, accounting reports, and supporting documentation within required timeframes.
- Coordinate with Government representatives regarding property issues, maintenance concerns, and contract performance.
- Identify operational issues, property deficiencies, health and safety concerns, and recommend corrective actions.
- Ensure property inspections are completed and corrective actions are implemented.
- Support emergency response activities and maintain uninterrupted property operations during emergencies.
Minimum Qualifications
- Corporate personnel overseeing property management must possess and maintain current professional certifications
- Certified Occupancy Specialist (COS)
- Certified Apartment Manager (CAM)
- Certified Property Manager (CPM)

- Troubled multifamily housing assets.
- FHA/HUD multifamily mortgage insurance programs.
