What are the responsibilities and job description for the Apartment Maintenance Technician position at Annie's Townhomes?
We are seeking an experienced, HVAC-certified Maintenance Technician to join our Annie's Townhomes maintenance team. Our technicians do much more than fix things—they are key, customer-focused team members who serve as the welcoming face of our community.
In this role, you will be responsible for promptly and professionally fulfilling resident maintenance service requests, preparing apartment make-readies, maintaining the community grounds, and performing preventative maintenance. What You Will Do
- Respond to tenant service requests and assess the repair and the appropriate actions/items needed to perform the repair.
- Complete maintenance service requests including: HVAC and appliance installation and repair, plumbing and electrical repair and lock installation, repair and re-keying.
- Routinely perform duties to restore apartments to "market ready" status.
- Maintain accurate records regarding preventive maintenance, service requests received & completed, expenditures, apartment make-ready status, work-in-progress, etc.
- Maintain a positive attitude and professional demeanor with residents and co-workers at all times.
- Assist in keeping grounds neat and free of litter. Rake, sweep, and shovel as circumstances warrant.
- Perform routine preventive maintenance on all appropriate equipment on a regular basis.
- Maintain all tools in excellent condition.
- Perform work area clean-up and safety-related duties.
- Follow company and OSHA safety policies.
About You
- HVAC Certification (Universal preferred)
- 2 years of apartment maintenance experience
- Working knowledge of tools, common appliances/devices, electrical, plumbing, carpentry and drywall
- Physical ability to perform assigned tasks
- General knowledge of applicable building codes/laws
- Ability to complete required documentation
- Reliable vehicle suitable for maintenance work
- Valid driver's license and proof of auto insurance
- Ability to take after hours and weekend on–call emergencies (rotation basis)
- High school diploma or equivalent
- Ability to pass credit, background and drug screenings
