Project Leadership

- Identify through collaboration, Annex priorities in terms of needs vs. desires.

- Assist project architects and designers to ensure plans are in conformance with Annex

standards, applicable codes, and fund-driven requirements for Affordable Housing

(LIHTC) projects.

- Lead and manage architectural projects from concept to occupancy, ensuring alignment

with design intent, codes & regulations.

- Develop design schedules, milestones, and deliverable dates.

- Coordinate and collaborate with internal and external teams, including architects,

designers, engineers, and all consultants.

Design Oversight

- Serve as Architect of Record to review and approve architectural design concepts, plans,

and drawings to ensure compliance with project goals, standards, codes, regulations, and

specifications.

- Provide direction on design and give guidance to project teams, facilitating creative

problem-solving and design excellence within cost and regulatory constraints.

- Ensure quality and accuracy of architectural plans specifications and documentation.

- Implement QC procedures to maintain design integrity and adherence to standards.

- Lead, coordinate, or review design development, ensuring alignment with Annex design

standards and vision.

- Evaluate the feasibility of design proposals and suggest alterations when necessary.

- Coordinate with consultants like civil, structural, MEP engineers, and landscape

architects for integrated design solutions.

Project Management

- Identify potential project risks and develop strategies to mitigate them.

- Proactively address any challenges or issues that arise during the project lifecycle. 

- Serve as the primary point of contact for Annex, maintaining open communication and

addressing needs and concerns.

- Present project updates, progress reports, and design proposals to team.

- Oversee and manage multiple projects simultaneously, ensuring timely delivery and

maintaining budgetary constraints.

- Coordinate between development, preconstruction, construction, acting as the main point

of communication for architectural matters.

- Monitor projects to ensure design integrity is maintained and best practices are adhered

to.

Team Leadership & Development

- Provide mentorship and guidance to junior architects and design team members.

- Ensure the architectural team remains updated with the latest design trends, technologies

& tools.

- Work with Director of Preconstruction to select architects and engineers for projects

through an RFP process, negotiate contracts, and manage contracts. Ensure contract

compliance and manage relationships with vendors and subcontractors.

- Provide management oversight (hiring, disciplinary action, etc.) of design team that will

eventually include 3 to 4 licensed professionals and supporting personnel.

Budget and Financial Management

- Create and manage system for RFIs, Submittals, and Architect's Supplemental

Instructions across pipeline of.

- Review and approve purchase orders, contracts, invoices, and manage contracts related to

the design of the project.

- Collaborate with development and construction team members to monitor project

expenditures, identify cost-saving opportunities, and mitigate budget overruns. 


Requirements

- A minimum of 10 years of experience in architectural design with focus on multifamily

projects.

- NCARB certification, and related educational requirements, is required.

- Strong proficiency in relevant architectural software such as AutoCAD, Revit, SketchUp

or similar tools.

- In-depth knowledge of building codes, zoning regulations, and industry standards related

to multifamily design.

- Demonstrated ability to balance design aesthetics with technical functionality and

constructability.

- Understanding of sustainable design principles and commitment to creating

environmentally responsible projects.

- Demonstrates exceptional attention to detail and organizational abilities.

- Proficient in effective communication and teamwork.

- Maintains a positive outlook and embraces a collaborative team approach.

- Proven leadership skills that cultivate collaboration among the internal and external team

members

- Demonstrated record of successful project management in complex situations

- Must be willing to occasional travel for construction project inspections, draw approvals,

and related items

- Experience with contract negotiations preferred

- Experience with LIHTC affordable housing programs strongly preferred

- The work environment is that of a fast-paced office with minimal noise levels

- This position requires working independently as well as part of a team

- This position requires verbal and face-to-face contact with others daily

- Frequent use of a computer is necessary as well as all general office equipment

- Ability to work out of home office daily, in Fishers, IN.

- At times while on site this position will be exposed to routine job site hazards and thus

appropriate safety precautions will need to be adhered to in strict accordance to OSHA


Salary Description
$145,000-$160,000 yearly
