Project Superintendent

SUPERINTENDENT

Definition: Craftsman with extensive skill and experience level and whose primary duties include the exercise of discretion and independent judgement with respect to matters of significance regarding the management of construction job sites, multiple employees and trade contractors.

Supervision: The Superintendent’s immediate supervisor is the Project Manager of the project to which they are assigned.

Purpose: The Superintendent supervises the field construction of a project, including its organization, planning and scheduling, in order to complete the work on time, within budget, and to the quality specified by Anderson Construction Company’s customers. In the performance of this function, the Superintendent is responsible for protecting and promoting the interest of Anderson Construction Company in all matters and to take actions as required to satisfy responsibilities which include, but are not limited to, the following duties and responsibilities

Duties – may include, but are not limited to, the following:

1. Have a complete knowledge of all contract and subcontract documents, drawings, and specifications and to develop the on-site plan and procedures and implementation.

2. Define, acquire and manage labor needs which includes the hiring, supervising, disciplining and terminating of employees as governed by the company’s policies as well as an federal or state laws that are deemed applicable.

3. Supervise subcontractors and suppliers and direct all work as required by plans, specifications, and direct correspondence from the Project Manager.

4. Interface with architect and engineers.

5. Provide clear explanation of steps, clear directions, and answer all questions about construction processes for employees, subcontractors, and others.

6. Organize work to coordinate with project schedule and current work conditions and monitor progress of project.

7. Identify potential schedule conflicts and generate and implement needed modifications.

8. Employ and maintain accepted quality control, cost control, and safety standards.

9. Ensure compliance with building codes.

10. Layout projects using optical levels, laser levels, transit, and theodolites.

11. Draw sketches to communicate details to employees or others.

12. Maintain sufficient supplies of construction materials for the work at hand.

13. Communicate progress, needs, discrepancies, problems, and any other relevant information to the Project Manager.

14. Establish relationships with all parties involved in the construction process and facilitate harmonious working conditions.

15. Resolve conflicts and problems expeditiously and maintain good relations and communication with all involved in the project, including the public.

16. Generate alternative solutions to resolve scheduling conflicts, project delays, and design modifications.

17. Prepare daily reports, time sheets, disciplinary action notices, separation notices, accident reports and any other paperwork required by corporate office.

18. Hold weekly safety meetings and provide training as necessary.

19. Inspect work and project to ensure compliance with building documents and codes.

20. Assure the continued development of assigned staff by use of training, performance evaluations, varying assignments and promoting a positive project morale.

21. Perform any additional duties and responsibilities as required.

Qualifications:

Extensive Knowledge of: principles, procedures and terminology used in the construction trade; layout, construction methods, scheduling, contract language, tools and materials used in carpentry; methods and procedures used in building construction; materials and equipment used in carpentry trades; occupational hazards and standard safety practices; building codes; quality control measures; cost control procedures.

Ability to: layout and organize work; supervise and direct work; communicate clearly with employees and subcontractors; be accurate in all phases of work; organize assigned tasks; proficiently read blueprints; utilize appropriate math and analytical skills; establish and maintain working relationships; resolve conflicts and problems; analyze project progress and status; identify potential problems; correctly use and apply a variety of carpentry skills; understand and follow oral and written instructions; maintain physical condition appropriate to the performance of assigned duties and responsibilities (see Physical Conditions below); maintain effective audio-visual discrimination and perception for making observations, communicating with others, reading and writing, operating a computer and have a working knowledge of specified software that is needed to manage the job and assigned equipment and vehicles.

Education, Experience, Training, Licenses, and Certificates:

Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying.

Education: Equivalent to the completion of the twelfth grade. Must possess excellent math skills, including trigonometry.

Experience: Minimum of five years related experience and supervisory experience.

Computer Skills: Must be able to use a laptop computer/iPad; be knowledgeable on how to use Microsoft Outlook, Word & Excel; & Bluebeam.

License: Possession of, or ability to obtain, an appropriate, valid driver’s license and have a clear Motor Vehicle Report to meet insurability requirements.

Additional Requirements: Must pass a Pre-Employment Drug Screen and have a clear Background Check.

Training & Certifications: OSHA 10-Hour Class or Better, First Aid, CPR and Blood Borne Pathogens Certified, Employment Labor Practices.

Job Conditions:

Working Conditions: 99% of time is spent managing job sites. Substantial driving maybe required to and from home to the jobsite.

Environmental Conditions/Hazards: Field environment; exposure to motorized carpentry equipment, noise, dust, and fumes; may work at heights; normal hazards associated with construction environment.

Physical Conditions: Job requires ability to supervise tasks on all areas and aspects of a construction project. Requires ability to climb ladders for heights up to 60 feet and crawl for distances of 50 feet. Job requires knowledge of construction tools, construction means and methods, and the ability to lift and manipulate objects up to 80 pounds for 50 feet. Duties require maintaining physical condition necessary for standing, walking, crouching, bending, and climbing for prolonged periods of time and operating motorized vehicles, and training employees in proper use of equipment and power tools.

Travel: In-Town Job: Ability to travel to any location within 60 miles from the Corporate office.

Out-of-Town Job: Ability to temporary relocate to the area of the job.

Pay: $70,000.00 - $80,000.00 per year
