SUMMARY
The Director of Property Management provides leadership and oversight of ANCHOR’s property management operations. This role ensures that all properties within ANCHOR’s portfolio operate at the highest levels of quality, compliance, and financial sustainability. The Director establishes consistent operational standards, supports the professional development of Regional and Site Managers, and ensures that ANCHOR’s communities remain mission-driven, safe, and well-maintained.
DUTIES AND RESPONSIBILITIES
To perform this job successfully, an individual must be able to perform the following duties:
- Provide executive-level oversight of all property management operations across ANCHOR’s portfolio.
- Supervise, mentor, and evaluate Regional Property Managers, ensuring consistent leadership at the site level.
- Develop, implement, and enforce standardized policies and procedures across property operations, including leasing, rent collection, resident services, maintenance, and reporting.
- Oversee physical and financial integrity of all properties, including occupancy, rent collection, operating expenses, capital expenditures, and reserves.
- Lead the development of annual operating budgets for all properties; monitor performance and ensure adherence to budget goals.
- Ensure compliance with HUD, LIHTC, and other federal, state, and local regulations, as well as funder requirements.
- Collaborate with Compliance and Asset Management leadership to align operational practices with long-term financial and regulatory goals.
- Direct the implementation of capital and rehabilitation programs, ensuring timely, high-quality completion.
- Establish and monitor resident satisfaction and retention programs, including systems for tracking feedback and resolving complaints.
- Report quarterly and annually to the Executive Director and Board on property management performance, risks, and opportunities.
- Serve as ANCHOR’s key liaison with external partners related to property operations, including contractors, service providers, regulators, and funders.
- Promote a culture of continuous improvement, professional growth, and mission alignment across the property management team.
SUPERVISORY RESPONSIBILITIES
- Direct supervision of Regional Property Managers and property-level leadership staff.
- Oversight of site managers, leasing agents, and maintenance supervisors through Regional Managers.
- Leadership of cross-functional teams for portfolio-wide initiatives, including technology adoption, resident engagement, and capital planning.

EDUCATION AND EXPERIENCE

- Bachelor’s degree in real estate, business administration, public administration, or related field required; Master’s degree preferred.
- Minimum 7–10 years of progressive leadership experience in property management, affordable housing, or real estate operations.
- Proven track record of managing multi-site property operations with diverse funding and regulatory requirements.
- Demonstrated expertise with HUD, LIHTC, and compliance frameworks.
- Experience supervising and developing large, cross-functional staff teams.
TECHNICAL SKILLS
- Proficiency with property management software platforms (ResMan strongly preferred).
- Familiarity with AvidXchange, Insperity, and other operational/financial tools.
- Strong data analysis and reporting skills, including the ability to interpret property performance metrics and present to leadership.
- Advanced proficiency in Microsoft Office Suite.

Pay: $95,000.00 - $125,000.00 per year
