Position: Maintenance Tech II

Starting Wage: $20-25/Hour

Employment: Full Time Hourly Non-Exempt Reports to: Territory Lead

Job Summary:

The Maintenance Technician II performs a variety of customer service and maintenance functions during the tenant move out/in process as well as maintaining assigned buildings and vehicles. Must be knowledgeable of the organization’s policies, procedures, practices, products, and services.

Duties/Responsibilities:

  • Maintain property appearance and units to the standards of Anchor NW Property Group
  • Maintain Supply Inventory and report any supplies needed to manager
  • Ensure all maintenance work orders, both in house and from outside vendors are completed correctly and to the standards of Anchor NW Property Group
  • Maintain all maintenance logs, work orders and any other paperwork as needed
  • Become familiar with all equipment operation and maintenance requirements, all implied warranties, and manufacturer's recommendations for properly maintaining said equipment
  • Respond to all service requests within 24 hours, and complete all work in a timely and professional manner
  • Schedule/coordinate and complete unit turnovers the day tenant moves out or the following available day
  • Have locks reprogrammed as necessary
  • Check appliances to ensure they are in working order
  • Inspect vacant units for damage to walls, doors, blinds, lights, and plumbing fixtures
  • Determine amount of painting needed and condition of flooring
  • Perform all necessary wall, millwork, and floor preparations prior to final painting, cleaning, or replacements
  • Maintain clean exterior grounds, including adjacent streets or other property that impacts curb appeal daily or as assigned
  • Maintain common areas, including sweeping, vacuuming, mopping, cleaning, pressure washing, painting, and all other related duties as assigned
  • Maintain parking lots, including curb sweeping and painting curbs, speed bumps, fire hydrants, etc.
  • Keep garbage rooms, bike rooms, dog washes and other common areas neat, clean, and tidy
  • Assist in moving staged furniture from one unit to another
  • Perform light landscaping
  • Inspect exterior lighting and replace bulbs as needed
  • Be available as needed to assist during emergency situations
  • Attend training and educational classes as management deems necessary and essential to the performance of the maintenance department
  • Maintain a clean, safe, and organized workspace at all times
  • Punctuality and attendance are an essential function of this job because of the nature of the position
  • Maintain the vehicle for safety purposes and report any issues to your manager at once
  • Keep the vehicle clean and organized at all times

Required Skills/Abilities:

  • Will be required to use own automobile/truck to travel to and from worksites
  • Required to operate the vehicle according to the rules and regulations outlined by the Department of Motor Vehicle
  • Possess a clean driving record
  • Must be available to be on call and must be willing to be on call back up when necessary
  • Understand Federal and State Fair Housing regulations, OSHA regulations, MSDS, local and Federal Employment regulations, property finances and reporting
  • Must be able to read a tape measure and understand basic measurements
  • Must be able to operate small tools required for the job: drills, black lights, stud finders, level, etc.
  • Able to read, write, text, email, attach documents, process work orders accordingly, accurately track labor and time
  • Able to drive and operate equipment required to perform duties on the job
  • Must meet physical requirements of the job
  • Must be able to work a flexible work schedule, which may include weekends and evenings
  • Must have basic computer skills and ability to learn new computer software
  • Must be able to climb stairs, step stools or ladders up to 6’ ft. high, twist, crouch, kneel or crawl frequently during a day

Education and Experience:

  • Microsoft Suite with experience in Excel, and Google Suite
  • Knowledge of Oregon Landlord Tenant Law
  • Knowledge of Fair Housing Laws

Physical Requirements:

  • Must be able to lift, carry, pull, or push 25 lbs.
  • Must be able to climb stairs, step stools, twist, crouch, or kneel frequently during the day
  • Must be able to spend extended periods of time standing and/or walking
  • Must be able to bend over to pick up items from ground level, turn from side to side
