The Pricing Specialist is responsible for providing accurate cost feedback regarding property improvements, restorations, and maintenance during construction, turn and occupancy, and for assisting to hold vendors accountable for cost expectations.
Responsibilities:
The anticipated pay range/scale for this position is $57,041.00 to $71,307.00 Annually. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.
Additional Compensation
This position is eligible to receive a discretionary annual bonus.

The Pricing Specialist is responsible for providing accurate cost feedback regarding property improvements, restorations, and maintenance during construction, turn and occupancy, and for assisting to hold vendors accountable for cost expectations.
Responsibilities:
- Research and provide current pricing recommendations for construction, turn, and maintenance costs related to property improvements and maintenance.
- Assist employees with questions about maintenance and construction pricing, and train staff on the use of pricing data and appropriate cost expectations.
- Collect, manage, analyze, and report on vendor pricing from current and prospective vendors, effectively communicating cost expectations to internal stakeholders.
- Collaborate with the Vendor Management team to develop national pricing programs and drive vendor accountability.
- Investigate and implement new methods and tools to improve pricing efficiencies, comparisons, and data usability.
- Negotiate market pricing with vendors as needed.
- Assist with bid evaluations as necessary.
- Bachelor’s Degree or equivalent related experience.
- Minimum 2-3 years of experience in real estate, property management, or a related field.
- Experience in the construction industry with comprehensive knowledge of construction costs preferred.
- Experience with contract and pricing negotiation preferred.
- Proficiency in pricing knowledge required.
- Strong negotiation skills.
- Quantitative analytic abilities.
- Capable of working independently.
- Ability to analyze, summarize, and present data.
- Effective in a fast-paced environment with constantly changing priorities.
- Skilled in implementing and driving process changes and improvements.
