Ames Public Library has an exciting opportunity for a Library Building Maintenance Supervisor to join our team! Under general direction of the Library Director, performs the full range of duties involved with the maintenance and cleanliness of the building, building systems and security, and equipment, including oversight of contracted cleaning services, volunteers, and employees from outside agencies assigned to building maintenance functions. The Building Maintenance Supervisor works in collaboration with all library work groups.

Compensation Philosophy

The City of Ames has a compensation philosophy for our merit salary ranges that provides growth for employees as they gain experience and expertise in their roles. The minimum pay of each range is intended to reflect an employee's qualifications that meet the position's minimum requirements. The median of any range is for an employee who can reasonably meet all expectations of the position responsibilities without initial or extensive training. The City may consider a candidate's education, experience, and skills that are above the minimum requirements when considering a salary closer to the median. The median salary for this position is $70,209/annually.

Public Service Loan Forgiveness (PSLF) Program: The PSLF Program is a federal program that is intended to encourage individuals to work in public service by forgiving the balance of their federal student loans. Examples Of Essential Job Functions

Responsible for the maintenance and cleanliness of library premises to ensure safety, aesthetics and security; develops and maintains schedules for ongoing maintenance activities including contract supervision, administration of a preventative maintenance program, inspection of facilities and equipment, planning proposed projects, costing and material procurement related to building maintenance; performs analysis of building management budgets, contracts, and schedules; oversees employees from contracted services and outside agencies assigned to custodial and maintenance duties; works with Volunteer Services Coordinator to oversee volunteers in the performance of maintenance and custodial duties; performs custodial work as needed; responds to security alarms 24/7; coordinates with the PIC (Person in Charge) team to provide staff trainings and response to facility needs; performs minor repair and maintenance of plumbing, mechanical and electrical equipment and heating and cooling systems when no license is required; hires contractors for repair work as needed to assure safety and comfort of library staff and patrons; obtains bids for maintenance and custodial work from outside contractors; directs contracted projects to verify adherence to specifications; monitors maintenance projects to ensure timeliness, correctness and completion; operates equipment as needed; works with Administrative Secretary and Principal Clerk to track records of labor and materials costs for operating the building; purchases building and maintenance supplies, machinery and equipment; performs lawn care and sidewalk maintenance as required; demonstrates continuous effort to improve operations, streamline work processes and work cooperatively and jointly to provide quality customer service; ensures that proper safety standards and precautions are followed; maintains shop, including equipment and tools; works cooperatively with other City employees, contractors, and the public; represents maintenance needs in Library-wide planning and goal setting; serves on Library and City teams; responds to internal and external customers' needs; other duties as assigned.

Qualifications

Education and Experience: High school diploma, HiSet, or GED and five years of experience in the repair and maintenance of building structures and systems.

Repair and maintenance of large buildings in the public sector preferred.

Licenses and Certificates: Must possess a valid driver's license.

Knowledge, Skills, and Abilities: Considerable knowledge of the tools and methods employed in building maintenance activities; knowledge of plumbing, mechanical and electrical concepts employed in building repair and maintenance; knowledge of heating and cooling systems; some knowledge of blueprints. Knowledge of safe work practices appropriate to building maintenance, equipment, and tools. Knowledge of fire detection and suppression systems; elevators; landscaping and pavement; federal, state and local building codes and regulations.

Considerable skill in the use of hand and power tools.

Considerable ability to plan and lay out work and select and order materials and supplies; working ability to work from sketches and diagrams; working ability to read and understand electrical, heating, and cooling system as-built plans. Ability to use computer systems for building maintenance activities for HVAC and security. Ability to work on-call or long hours in inclement weather and emergency situations, such as snow removal operations and storms, etc. Ability to effectively supervise the work of others; plan, organize, monitor and evaluate the maintenance program; ability to effectively communicate both verbally and in writing; operate a motor vehicle; interact and communicate effectively with a wide variety of people.

Supplemental Information

Equipment Essential to the Job: Computer hardware such as computers, monitors, keyboards, and printers. Computer software commonly used on PCs including Microsoft Outlook, Excel and Word; a variety of printed materials; a variety of general purpose maintenance equipment; a variety of measurement tools and equipment; a variety of power tools and general purpose hand tools; a variety of safety equipment and clothing.

General Physical Characteristics: The work involves standing and walking 80% of the time; standing (but not walking) 10% of the time; sitting and using arm/leg controls 5% of the time; sitting 5% of the time; frequently lifting objects weighing up to and more than 50 pounds.

Vision Requirements: The minimum standard for use with those whose work deals with machines such as lathes, drill presses, power saws, or mills where seeing the job is at or within arm's reach.

Required Physical Activities: Climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping, talking and hearing.

Environmental Conditions: The worker is subject to both inside and outside environmental conditions; noise; vibration; mechanical hazards; electrical hazards; chemical hazards; oils; atmospheric conditions that affect the respiratory system or skin; darkness or poor lighting conditions.

Selection Process: The selection process consists of an evaluation of education and experience; phone interview; on-site interview, which will include a manager meeting; and completion of reference checks and a criminal background check, which includes a sex offender registry check. All candidates will be notified by email of their application status.
