Position Summary
Ameritech Facility Services is seeking an experienced Estimator to prepare accurate and competitive estimates for commercial construction projects, including tenant improvements, renovations, remodels, maintenance projects, and facility upgrades. The Estimator will work closely with customers, subcontractors, suppliers, and internal teams to develop project budgets, prepare proposals, and support projects from bidding through completion.
Essential Duties and Responsibilities
- Review blueprints, specifications, drawings, and scope documents to develop accurate project estimates.
- Prepare detailed cost estimates, budgets, and written proposals for commercial construction projects.
- Conduct site visits to evaluate existing conditions and verify project scope requirements.
- Communicate with customers, project managers, subcontractors, and vendors to ensure a complete understanding of project requirements.
- Solicit and evaluate bids from subcontractors and suppliers.
- Negotiate pricing with vendors and subcontractors to maximize project profitability while maintaining quality standards.
- Develop estimates for labor, materials, equipment, subcontractor services, permits, and other project costs.
- Review subcontractor proposals for completeness and compliance with project requirements.
- Utilize estimating software and company systems to prepare and maintain estimates.
- Assist with material procurement, purchase orders, and delivery coordination as needed.
- Prepare and price change orders, scope revisions, and project modifications.
- Obtain and review specifications, cut sheets, and product information for owner-selected materials, fixtures, and equipment.
- Identify long-lead materials and communicate potential schedule impacts.
- Support project teams by providing cost analysis and resolving pricing-related questions during project execution.
- Maintain current pricing information and historical cost data within estimating systems.
- Perform post-project reviews to evaluate estimate accuracy and identify opportunities for process improvement.
- Participate in bid walks, pre-construction meetings, and project turnover meetings as required.
Qualifications
- Minimum of 3 years of estimating experience in commercial construction, tenant improvements, renovations, facility maintenance, or related projects preferred.
- Ability to read and interpret construction drawings, specifications, and contract documents.
- Strong understanding of commercial construction methods, materials, and subcontractor trades.
- Experience with estimating software and Microsoft Office applications.
- Strong analytical, organizational, and problem-solving skills.
- Excellent communication and negotiation abilities.
- Ability to manage multiple projects and deadlines simultaneously.
- Detail-oriented with a high level of accuracy.
Physical Requirements
- Ability to travel to project sites as needed.
- Ability to walk active construction sites and perform site evaluations.
- Ability to occasionally lift up to 25 pounds.
Work Environment
This position operates in both an office setting and active construction environments. Travel to customer and project sites is required as needed.
