The Vice President of Asset Management is responsible for identifying net operating income (NOI) growth opportunities, advocating value-maximizing strategies, and managing risks to preserve and enhance property values. This role leads the development and execution of comprehensive asset management strategies to maximize the value and performance of a real estate portfolio. It oversees capital planning, budgeting, and financial analysis of existing assets while collaborating closely with internal teams—including Leasing, Operations, Investments, Market Research, and Finance—and external partners. The Vice President provides financial oversight, strategic planning, and stakeholder communication to drive growth, optimize assets, and support overall business objectives.
This position is located in Austin, TX.
Job Responsibilities: (OTHER DUTIES MAY BE ASSIGNED)
- Direct and manage team responsible for the development and execution of comprehensive asset management strategies and annual property plans that align with overarching investment objectives and drive portfolio performance.
- Direct Management of Asset Management team members, including assigning and managing portfolios, mentoring, and setting expectations for performance
- Identify and capitalize on NOI growth opportunities by championing value-maximizing initiatives across the portfolio.
- Conduct in-depth analysis of local market dynamics, economic trends, and asset-specific factors to inform strategic decision-making and optimize asset positioning.
- Lead on-site property inspections to evaluate operational effectiveness, ensure successful implementation of strategic initiatives, and uncover opportunities for enhancement.
- Oversee and direct repositioning, renovation, expansion, and redevelopment projects, managing scope definition and financial impact assessments to secure targeted returns.
- Utilize financial statements, advanced business intelligence platforms, and analytical modeling to continuously monitor and benchmark property and portfolio performance against budgets and market standards.
- Review and approve comprehensive annual operating and capital budgets that support investment strategies and long-term asset growth.
- Review, approve, and rigorously track capital expenditure budgets, applying return on investment (ROI) analysis to prioritize projects and ensure fiscal discipline.
- Monitor evolving market trends to proactively identify and execute opportunities for value creation through capital improvements and operational efficiencies.
- Provide analytical leadership supporting economic underwriting and acquisition due diligence.
- Maintain transparent and strategic communication with joint venture partners, investors, and internal stakeholders, delivering regular updates and adjusting strategies to meet evolving objectives.
- Prepare and present detailed ad-hoc reports and presentations for both internal leadership and external stakeholders. Collaborate with the transactions team on hold/sell analyses and support asset disposition processes.
Supervisory Responsibilities:
- Carries out supervisor responsibilities, including interviewing, hiring, and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems.
- Coach, train and develop a team while managing the workflow and prioritization of projects and ensuring on-time execution and completion.

Skills, Knowledge and Expertise
Education/Experience:
- Bachelors degree in Business, Finance, Real Estate, or other relevant area and/or equivalent combination of education and experience.
- 10 years of asset management experience within the multifamily industry. Experience with student housing highly desired. Ideally, overseen a portfolio of at least 10,000 units, and national exposure is preferred.
- Familiarity with the general principles of real estate, including operations and analysis, budgeting, financial reporting, cash management and general accounting.
- Ability to understand and interpret market trends, third party market reports, and operator market competitor surveys.
- Familiarity with investment due diligence process along with ability to provide local market leasing assumptions and competitive intelligence.
