ABOUT THE ROLE 

The Market Officer, Mountain States is responsible for leading the company’s real estate investment and deployment efforts in the Mountain States region. Reporting to the Senior Vice President of Investments, the Market Officer is a broad-minded, hands-on, self-motivated, leader capable of expanding on Ambrose’s business in a manner aligned with the Company’s vision, mission, goals, and culture. This role is dedicated to developing a long-term land control strategy, managing the land entitlement process, executing on speculative development projects, managing broker relationships, identifying acquisitions, and positioning Ambrose as the leading industrial real estate operator in the region. Furthermore, the Market Officer will be responsible for assisting with business planning and further building the Ambrose brand in the region. 


WHAT YOU WILL DO

1. Capital Deployment:

Speculative Development

· Determine timing, pace, and building characteristics for speculative development. Respond to RFPs to quickly and effectively meet client needs including working with project managers to price, design, and value engineer tenant improvements specs.

· Work closely with internal and external marketing team to coordinate crisp and current marketing collateral and communications strategy.

· In coordination with the development team, oversee the preconstruction and design process to balance timely development starts and cash management.

· Accurately build proformas for future projects and present project concepts and business plans to executive leadership.

· Remain informed of construction progress, including schedule, cost, change order review, etc. 

· Communicate project issues early and accurately to the SVP, Investments and Ambrose executive team.

· Manage leasing efforts for speculative development projects.


Build-to-Suit

· Seek out regional and national build-to-suit opportunities on both Ambrose controlled/owned land and alternative land options.

· Maximize opportunity for BTS projects in the region and bring Ambrose clients to our land and buildings.

· Manage and grow specifically assigned Ambrose build-to-suit client relationships on a national basis. 


Acquisitions

· Coordinate with the acquisitions team to identify opportunities in the region that meet Ambrose investment criteria, and work with the team on due diligence and closing of purchases.

· Manage leasing efforts for acquisitions projects.


2. Land:

· Source land positions for the development pipeline. 

· Negotiate purchase agreements, options, and joint ventures with land sellers. 

· Manage company land holdings to successfully develop for today and plan for the future.

· Manage relationships with landowners, brokers and municipalities for all land positions.


3. Portfolio Management:

· Represent Ambrose as the market leader for current and future tenants.

· Coordinate the disposition process with asset management team.


4. Broker Relationships / Business Development:

· Network with brokerage community for market intelligence gathering and relationship management.

· Act as the business development leader for the region, representing Ambrose as the market leader locally and regionally at industry events such as NAIOP and broker conferences.

· Manage listing broker teams and drive accountability for data reporting, efficient communication, and proactive marketing plan.

· Maintain close relationships to get the first call on new opportunities.

· Plan periodic, unique, and effective broker events.


5. Administrative and Organizational

· Maintain tenant, deal pursuit, and pipeline ideas through the organized use of DealPath and other systems as necessary.

· Prepare and present investment committee memorandums for approval of various transactions and investments.

Requirements

  

WHAT YOU BRING

· BS degree in economics, finance, engineering, and / or real estate. Additional education including JD, MS, or MBA beneficial.

· Seven plus years of experience in a similar role with a national real estate investment manager, developer, or REIT.

· Broad understanding of commercial real estate from visionary land identification through leasing, acquisitions and dispositions.

· Must reside in Phoenix or Denver and have a strong familiarity with the industrial real estate market.

· Experience leading acquisitions and developments is strongly preferred.

· Leadership skills to operate effectively in a matrixed organization.

· Effective interpersonal skills to lead external teams including vendors, contractors, and brokers.

· Excellent organizational, interpersonal, writing and communication skills.

· Must be available to travel extensively to cover the region, meet with tenants, travel to Ambrose headquarters in Indianapolis, and attend industry events.
