What are the responsibilities and job description for the Compliance Coordinator position at Ambling Property Investments?
POSITION SUMMARY
The Compliance Coordinator ensures the of residents living on of Ambling Tax Credit Properties comply with the IRS Section 42, Low Income Housing Tax Credit (LIHTC) Program by performing the following duties.
ESSENTIAL FUNCTIONS STATEMENT(S)

Provide expertise, advice and support to property managers and property management personnel in the overall development of the compliance program and compliance issues.

Process certifications for lease up and on an as needed basis to maintain each properties compliance requirements.

Review all re-certifications for compliance and documentation. Ensure timely completion.

Follow up to ensure established procedures are being observed and compliance is maintained.

Review/Approve all signed TIC files from Move Ins and Recertifications. Ensure all required documentation is obtained by the property.

Review recert log weekly and follow up with properties to keep them on track to get all recerts completed by the recert due date.

Maintain working knowledge of Section 42 and HOME Funds including, but not limited to state requirements and company mandates.

Complete and maintain state compliance reports.

Assist with development of programs that will continually standardize and organize property tax credit procedures.

Perform other duties and functions as directed by Director of Compliance or VP of Operations.

Perform at high level of professionalism, maintain the strictest levels confidentiality and abide by all policies and procedures of the company.
Education: Bachelors degree (B.A.) or equivalent from a 4-year college or technical school. Must demonstrate literacy in the English language including reading.
Experience: Three to four years of related experience and/or training or job related experience.
Computer Skills: Working knowledge of; Microsoft Office Suite, Property Management software (i.e. One-Site, Real Page).
Certificates & Licenses: Valid State Issued Drivers License
