Role Description
This is a full-time, on-site position for a Project Manager with a residential general contractor. The role is based in San Francisco, CA. The Project Manager will oversee all aspects of construction projects, including budgeting, scheduling, and communication with stakeholders. Responsibilities also include managing project timelines, ensuring compliance through inspections, expediting processes as needed, and coordinating logistics to ensure efficient delivery of materials and resources.
Project Manager Primary Duties:
- Facilitate all communications between Clients, Design Professionals, Subcontractors, and Alward Construction staff for each assigned project.
- Effectively manage 2 - 4 projects simultaneously.
- Accurately track all project milestones and tasks.
- Maintain project schedule
- Maintain a comprehensive and organized job file for each project.
- Perform a detailed analysis of each project’s financial condition by comparing the project budget to actual costs.
- Prepare detailed meeting agendas, meeting notes, and perform appropriate follow-up.
- Prepare subcontracts
- Prepare change orders
Qualifications:
Candidates must have a thorough understanding of the Residential building construction process and be familiar with managing all aspects of construction projects. They must also possess the following specific skills:
- Ability to read and understand architectural and structural drawings
- Proficiency with job cost tracking and budget analysis using CSI cost codes
- Ability to create and update detailed project schedules with milestones and dependencies
- Proficiency with creating detailed meeting agendas and comprehensive meeting notes
- Proficiency with writing change orders to capture all changes in contract scope
- Proficiency with writing subcontract agreements
- Ability to write and manage RFI’s and RFP’s
- Proficiency with writing and tracking submittals
- Excellent verbal and written communication skills
- Strong math skills
- Ability to work well with other colleagues, subcontractors, clients, and design professionals.
- Professional demeanor and sound judgment
- Proficiency in Microsoft Word, Excel, MS Project, Smartsheets, and Procore or Autodesk Build
- Professional writing skills for email correspondence
- Willingness to work in our Berkeley, CA office daily – this is not a remote work position.
Annual Salary Range:
$135k - $180k plus benefits, depending upon experience and whether hired as a W-2 employee or an independent contractor.
The ideal candidate has 7 years of experience in residential project management, is highly organized, efficient, self-motivated, and brings an upbeat, positive attitude.
