NATURE AND SCOPE OF POSITION
The Project Manager coordinates all site construction activities and supervises all field personnel as required to successfully complete the project on schedule and within budget. This includes maintaining the highest quality, supervising all trade and field personnel, while administering good construction safety practices with all on-site activities. Maintains the job site office and closes out projects. Reports to Construction Manager.
Education and Experience:
- 4-yr college degree preferred but not required. Desirable study concentration in construction management
- 3 years of successful Project Management/Expediting experience with a production residential or multi-family builder
- Experienced in scheduling, ordering, field supervision, quality control, and production of all phases of residential construction
- Experienced in managing multiple projects

JOB FUNCTIONS
- Coordinates and supervises all construction activities.
- Directs all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
- Implements production, productivity, quality, and customer-service standards; resolving problems; identifying construction management system improvements.
- Meets construction budget by monitoring project variances; identifying variances; implementing corrective actions.
- Approves construction projects by conducting inspections and checklists at critical phases.
- Prevents fines and interruptions by complying with, and enforcing, codes and scope of work. Maintains safe, secure, and healthy work environment by following and enforcing standards and procedures; complying with legal regulations.
- Maintains construction schedule; identifies and solves problems.
- Orders materials and schedules inspections as necessary throughout the process.
- Understands the project plans and specifications.
- Maintains positive relationships with customers, contractors, suppliers and other employees.
- Performs orientation and confirmation meeting with buyers.
- Completes quality control inspection, orientation completion list.
- Ensures all company employees and contractors are adhering to the company safety policy.
- Maintains an organized job site, including the construction office.
- Meet with home buyers after framing inspection or as requested.
- Request city inspections.
- Reviews and takes action in customer and construction related issues and participates in resolution team – SWAT Team.
- Will create and implement workflow process and decision making of any recurring activity in order to create easier decision making.
- Take corrective actions to HOA monthly Site visits checklists.
- Will provide weekly reports on schedule and cost variations for each home and what is being done to maintain the original delivery date and budget.
- Keeps all buyer and trade partner data confidential and secure, mindful of disclosing sensitive data at all times.
- Provides courteous and prompt service to all internal and external parties. Prioritizes and addresses requests and assignments in a professional manner to develop cooperative.
- Identifies opportunities and recommends methods to improve service and work processes.
- Assists co-workers in the completion of tasks and assignments to ensure continuity of service. Actively supports teamwork throughout the organization.
