About the Opportunity

A commercial real estate investment and management firm is seeking a Property Manager to oversee the financial, administrative, operational, and maintenance performance of a portfolio of commercial properties.


This position is ideal for a proactive property management professional who can independently manage multiple responsibilities while building strong relationships with tenants, vendors, contractors, and internal investment partners. The Property Manager will be responsible for maintaining property standards, controlling costs, supporting leasing activities, and delivering a high level of customer service.


Key Responsibilities


Property Operations

  • Oversee the day-to-day operations of multiple commercial properties within an assigned portfolio.
  • Develop and maintain productive relationships with tenants, vendors, contractors, and other business partners.
  • Respond to tenant questions, service requests, maintenance concerns, insurance matters, and escalated issues.
  • Conduct regularly scheduled site visits and coordinate quarterly property inspections.
  • Manage vendor bidding, contract review, renewals, amendments, cancellations, performance, and insurance compliance.
  • Oversee capital projects, including obtaining bids, coordinating vendors, monitoring budgets, and ensuring timely completion.
  • Participate in homeowners' association meetings, budgeting, and operational matters, as required.
  • Coordinate lender inspections, backflow testing, required repairs, and reports.
  • Communicate with city, county, housing, tax, and other governing agencies.
  • Respond to urgent property-related calls and emails outside of regular business hours when necessary.

Lease Administration and Tenant Relations

  • Review and interpret commercial leases, amendments, work letters, and related documentation.
  • Prepare lease abstracts and monitor tenant compliance with lease requirements.
  • Coordinate tenant move-ins and move-outs, including required documentation and communication with accounting.
  • Manage rent collection activities, including payment application, demand letters, notices, and coordination of eviction proceedings when necessary.
  • Oversee tenant improvement projects involving construction allowances, permits, insurance documentation, lien releases, lender requirements, and reimbursement processing.
  • Coordinate landlord-funded improvements with leasing representatives and contractors to ensure work is completed on time and within budget.
  • Support lease renewals, assignments, and rent-reduction requests by maintaining tenant relationships and preparing letters of intent and supporting documentation.

Financial Management

  • Prepare annual operating budgets for each property within the assigned portfolio.
  • Review monthly financial statements and prepare variance explanations, property-performance summaries, and status reports.
  • Monitor operating expenses and investigate budget discrepancies.
  • Review, code, and approve invoices for payment.
  • Partner with the accounting team to ensure tenant billings, vendor expenses, income, and other financial activity are recorded accurately.

Transactions and Legal

  • Support property refinancing and sale activities.
  • Work with internal leadership, legal counsel, and outside professionals on property-related legal matters.
  • Maintain organized records of legal correspondence, documentation, and related activities.
  • Participate in depositions, mediation, or other proceedings when required.
Qualifications
  • Bachelor's degree or an equivalent combination of education and professional experience.
  • At least three years of commercial property management experience.
  • Strong knowledge of commercial property operations, budgeting, maintenance, tenant relations, and vendor management.
  • Experience reviewing and interpreting commercial leases and standard lease provisions.
  • Ability to analyze financial performance against budgets and historical results.
  • Strong written and verbal communication skills.
  • Demonstrated ability to communicate professionally with tenants, vendors, coworkers, leadership, and external partners.
  • Proactive, organized, and able to independently manage competing priorities and deadlines.
  • Comfortable working in a collaborative, player-coach environment across multiple functional teams.
  • Knowledge of applicable tenant-landlord laws, regulatory requirements, and property-management practices.
  • Ability to travel between assigned properties and respond to occasional after-hours property emergencies.
