Project Manager / Estimator - Commercial Finishing & Wall Systems

Job OverviewWe are seeking an experienced Project Manager / Estimator to oversee commercial finishing and exterior/interior wall‑system projects. This role involves managing projects from bid/estimate through completion, ensuring quality, compliance, scheduling, and cost control. The ideal candidate has hands-on experience with EIFS, stucco, plaster, acoustic plaster, and other façade or finishing systems, along with strong estimating and project management skills.Key ResponsibilitiesEstimating & Pre‑Construction Review project plans, specifications, and scope for exterior/interior wall and finish‑system work. Prepare detailed estimates and bids including labor, materials, subcontractor costs, equipment, and scheduling. Develop competitive and accurate project proposals while considering cost-saving opportunities. Project Management & Execution Manage project budgets, cost tracking, and financial oversight throughout the project lifecycle. Coordinate subcontractors, materials vendors, and internal crews to ensure timely procurement, delivery, and on‑site execution. Oversee project scheduling — establish start dates, milestones, deliverable schedules, and monitor progress. Conduct site visits and inspections to assess work progress, quality of workmanship, and adherence to project plans. Ensure compliance with building codes, safety regulations, and company quality standards. Manage contract administration: subcontracts, change orders, invoicing, billing, and documentation (insurance, permits, compliance certificates). Handle project close-out tasks including final inspections, punch lists, lien waivers, final billing, and release of holdbacks. Client & Team Coordination Serve as the primary point of contact for architects, designers, engineers, contractors, and internal teams. Communicate project updates, address issues, and coordinate resolution between all stakeholders.RequirementsProven experience in construction project management and estimating, preferably in exterior/interior wall‑system finishing (stucco, plaster, EIFS, façade systems). Strong ability to read, interpret, and manage construction drawings, specifications, and scope documents. Solid estimating skills: cost estimating, material takeoffs, labor estimation, subcontractor coordination. Experience with budgeting, scheduling, and resource management. Excellent communication, organizational, and problem-solving skills. Knowledge of building codes, safety regulations, and quality control procedures for finishing/construction work. Ability to manage multiple projects simultaneously and adapt to changing priorities. Proficiency with project management, budgeting, and scheduling software/tools. Valid certifications, permits, or licenses (depending on local requirements) — desirable. Preferred Qualifications Experience on commercial projects involving façade finishes, stucco, EIFS, plaster, or similar systems. Background in coordinating subcontractors and vendors for specialized finishing work. Experience managing multiple-project portfolios across a region, such as the East Coast.
