About the Role
This position is employed by AL Homes Inc., a brand of AlphaX RE Capital. We are seeking a Director of Community Sales who will be responsible for leading the sales operations and performance of the company's residential communities while developing and executing strategies to achieve sales, revenue, and customer satisfaction goals. This role oversees the daily operations of the community sales team, ensuring consistent execution of the homebuying experience, adherence to company sales processes, and achievement of sales objectives across multiple communities.
The ideal candidate is a strategic, results-driven sales leader with extensive experience in residential homebuilding. The successful candidate demonstrates strong leadership, analytical, and communication skills while fostering a collaborative, customer-focused sales culture that supports the company's long-term growth objectives.
Key Responsibilities
Sales Leadership & Performance Management
- Lead and oversee the sales performance of multiple residential communities, ensuring sales goals, revenue targets, and absorption objectives are achieved.
- Recruit, train, coach, and mentor Community Sales Managers, New Home Sales Consultants, and Online Sales Advisors to maximize individual and team performance.
- Monitor key performance indicators, including traffic, appointments, conversion rates, contracts, cancellations, and home closings, and implement action plans to improve results.
- Conduct regular sales meetings, community visits, and performance reviews to ensure consistency in sales execution and customer experience.
- Foster a high-performing, customer-focused sales culture while promoting accountability, collaboration, and continuous professional development.
Sales Strategy & Business Development
- Develop and implement sales strategies that support company growth, market expansion, and community absorption goals.
- Analyze local market conditions, competitor activity, customer demographics, and housing trends to identify opportunities and adjust sales strategies accordingly.
- Collaborate with executive leadership on pricing strategies, inventory management, sales forecasts, and community launch plans.
- Support the successful opening of new communities by developing sales plans, staffing recommendations, and marketing initiatives.
- Identify opportunities to improve sales processes, operational efficiency, and overall customer engagement.
Customer Experience & Community Operations
- Ensure prospective homebuyers receive a consistent, professional, and exceptional customer experience throughout the sales process.
- Support the resolution of customer concerns or escalated issues in partnership with Sales, Construction, and Customer Care teams.
- Monitor model home presentation, sales office operations, and overall community readiness to maintain company standards.
- Partner with Construction teams to communicate inventory availability, construction progress, and estimated completion timelines.
- Promote a customer-centric sales environment that builds trust, strengthens relationships, and enhances the company's reputation.
Marketing & Cross-Department Collaboration
- Partner with the Marketing team to develop and evaluate advertising campaigns, digital lead generation strategies, promotional events, and community marketing initiatives.
- Collaborate with Land Development, Construction, Purchasing, and Finance teams to align sales activities with community development schedules and inventory availability.
- Coordinate with Online Sales Advisors to ensure timely lead response, effective lead qualification, and seamless handoff to onsite sales teams.
- Participate in strategic planning sessions related to product offerings, pricing, and market positioning.
- Build and maintain relationships with lenders, real estate brokers, industry partners, and community organizations to strengthen business development opportunities.
Forecasting, Reporting & Compliance
- Prepare sales forecasts, budgets, and performance reports for executive leadership.
- Monitor inventory levels, sales velocity, and market absorption to support business planning and revenue projections.
- Ensure compliance with company policies, Fair Housing regulations, DRE requirements, and applicable federal, state, and local laws.
- Maintain accurate sales records, contract status reports, and CRM data to support business decision-making.
- Identify operational risks and recommend process improvements that enhance sales effectiveness and organizational performance.
What We’re Looking For
Required
- Bachelor's degree in Business Administration, Marketing, Real Estate, or a related field preferred.
- 8–10 years of progressive sales experience in residential homebuilding, including at least 3–5 years in a sales leadership or management role.
- Proven track record of achieving sales goals and leading high-performing sales teams within a production homebuilding environment.
- Strong knowledge of residential home sales, customer relationship management, and community sales operations.
- Experience analyzing market trends, sales performance metrics, and inventory management strategies.
- Strong analytical and strategic planning abilities with experience preparing sales forecasts and reports.
- Proficiency with CRM platforms, Microsoft Office, and sales reporting tools.
- Valid real estate license if required by state regulations.
- Ability to travel regularly between assigned communities and attend weekend sales events as needed.
Preferred
- Experience working for a California residential homebuilder or national production homebuilder.
- Knowledge of California real estate regulations, Fair Housing laws, and DRE compliance requirements.
- Experience overseeing multiple active communities and leading geographically dispersed sales teams.
- Familiarity with CRM platforms such as Salesforce, Lasso CRM, HubSpot, or similar systems.
- Experience collaborating with Marketing, Land Development, Construction, and Executive Leadership to support strategic growth initiatives.

The expected salary range for this position is $180,000 - $210,000 per year. The actual salary offer will be determined based on the successful candidate's geographic location, relevant experience, and specific skill sets, in accordance with California laws.
