Type: Part time Contract (20 Hours/Week)

Location: Onsite at 505 State St., Brooklyn 11217

Description: The Onsite Energy Manager at Alloy Development shall work with the site staff at 505 State St. to facilitate projects that improve its energy performance, reduce operating cost and identify pathways for decarbonization and local law compliance. The position will report to the Multifamily Asset Manager and contribute to reporting the progress of energy efficiency projects and best practices to NYSERDA.

Compensation: Range between $65,000 and $70,000 based on experience.


Responsibilities:

• Maintain a consistent onsite presence at the facility, working part-time in accordance with NYSERDA OsEM engagement requirements.

• Conduct onsite walkthrough audits to identify operational, low-cost, and capital energy efficiency and energy saving opportunities.

• Support reviewing building operations and maintenance practices to identify operational efficiency improvements and support preventive maintenance strategies.

• Collect, compile, and analyze monthly utility consumption and cost data (electricity, natural gas, water, and submeters where applicable).

• Develop and maintain an energy tracking and monitoring system to support ongoing performance evaluation and decision-making.

• Analyze utility rate structures and consumption trends to identify anomalies and cost optimization opportunities.

• Support in developing and implementing a comprehensive energy management plan.

• Establish an energy savings Measurement and Verification (M&V) strategy to quantify impacts from operational improvements and capital projects.

Project Development & Implementation

• Identify, evaluate, and develop energy efficiency and decarbonization projects, including preparation of technical and financial business cases.

• Support and manage implementation of approved projects, including capital upgrades, controls optimization, preventive maintenance initiatives, and behavior-based measures, in coordination with facilities staff.

• Participate in all required NYSERDA program activities, including kickoff meetings, monthly check-ins, and closeout meetings.

• Prepare, submit quarterly savings, and progress reports, a final report, a case study, and an OsEM process roadmap for NYSERDA-approved publication.


Qualifications

• Bachelor’s degree in engineering, energy management, facilities management, environmental science, or a related field; advanced degree preferred.

• 2-4 years of experience in building operations, energy management, facilities engineering, or sustainability, with experience in multifamily buildings.

• Strong knowledge of building systems, including Condenser water systems, domestic hot water, electrical, controls, and energy-efficient equipment and technologies.

• Experience with energy auditing, benchmarking, utility data analysis, electrification strategies, renewable energy, and greenhouse gas reduction initiatives.

• Working knowledge of local and state energy regulations and programs (e.g., NYC Local Laws, NYSERDA programs, utility incentive programs).

• Certifications (Preferred) - Certified Energy Manager (CEM), Certified Building Commissioning Professional (CBCP), or similar relevant credentials.

• Proven ability to manage multiple projects, coordinate with owners, contractors, utilities, and agencies, and track schedules, budgets, and deliverables.

• Strong written and verbal communication skills, with the ability to prepare reports, present findings, and work effectively with diverse stakeholders.

• Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.

• Ability to analyze energy data, identify opportunities for improvement, prioritize actions, and support implementation and monitoring efforts.

• Ability to work onsite, collaborate closely with building operations staff, and take ownership of energy performance outcomes.



Salary : $65,000 - $70,000
