What are the responsibilities and job description for the Land Acquisition Manager - Commercial/Multi-Family (CRE) Background position at Allied Development?
The mission of Allied Development is to grow the legacy of land owners, communities and builders by developing land that allows families to flourish. Founded in Clackamas, Oregon, by real estate entrepreneur Cody Bjugan, Allied Development has grown into a nationally recognized company focusing in over 10 states covering 23 major markets and expanding. Now headquartered in Scottsdale, our company leverages talent, technology, and relationships to manage successful residential land development projects across the United States. With a rich history of more than 20 years, we have established a standard of excellence in the land entitlement services we provide to all our stakeholders—including landowners, partners, builders, and internal team members. Although the basic concept of land development may appear straightforward, it is our commitment to ensuring each unique property is developed to its best and highest potential that sets Allied Development apart.
ROLE (Overview of the Position)
Allied Development is looking for a high-energy, sales-driven closer to join our Land Acquisition department. We are not just looking for a manager—we are looking for someone who thrives in high-stakes conversations, enjoys negotiation, and takes pride in helping people make difficult decisions.
In this role, you will work directly with company leadership to turn qualified land opportunities into executed agreements. You will be responsible for the warm-up and nurture of an interested seller prior to the Offer Review Call (ORC) to ensure the seller is prepared for the conversation. You will initially support our founder, Cody Bjugan, on these ORCs, with the expectation that you will eventually take full ownership of running them on your own. Following the call, you will take total ownership of the follow-up process to move landowners from interest to commitment.
Most of the sellers we work with are making life-changing decisions involving valuable land assets. Deals often stall not because the numbers don’t make sense, but because the decision itself is significant and uncomfortable. This role requires someone who is confident in those moments, comfortable applying professional pressure, and motivated by the challenge of helping people move forward instead of staying stuck in indecision.
The right person for this role is energized by these conversations, not drained by them. They enjoy working through objections, getting creative to find solutions, and doing whatever it takes to help both sides reach a clear decision—even if that means working outside normal hours to accommodate a seller’s schedule.
SKILLS & EXPERIENCE (DNA of the Closer)
- Sales DNA: High-performing "closer," ideally a former Commercial Real Estate (CRE) Agent or Broker with a background at a top-tier firm.
- Complex Asset Experience: Proven track record of hunting and closing complex deals in Multi-Family, Industrial, or Land Development sectors.
- Industry Experience: 3 years of direct experience is required to navigate the technical nuances of our land deals.
- Comfort with High-Stakes Conversations: Able to work with sellers making large, emotional, and life-changing decisions while remaining confident and composed when conversations become difficult.
- Closer Mentality: A master negotiator who can navigate complex Land Purchase Agreements (PSA) and Letters of Intent (LOI) to create win-win outcomes.
- Decision-Driven Personality: Enjoys helping people move past hesitation and reach clear decisions rather than allowing opportunities to sit in limbo.
- Relentless Follow-Up: Strong sense of urgency with the discipline to stay on deals and maintain the relationship full-cycle until they are resolved.
- Flexible & Committed: Hungry, roll-up-your-sleeves mentality with high energy and a driving personality. Willing to take calls after hours or adjust schedule when needed to accommodate sellers and keep deals moving.
- High-Volume Management: Ability to maintain a high-volume pipeline, managing multiple opportunities across different markets simultaneously without losing focus or momentum.
- Technical Proficiency: Comfortable working within a CRM and proficient in Excel and Word.
- Personality Profile: Hungry, competitive, confident, coachable, team-oriented, and energized by challenging conversations and complex negotiations.
Results (Expected Accomplishments)
- Acquisition Targets: Acquire land that complements Allied’s goals and contributes to the organization’s growth through relentless prospecting and vetting.
- Deal Execution: Successfully drive complex land deals from the "hand-raise" stage to an executed Purchase and Sale Agreement (PSA).
- ORC Mastery: Transition from supporting the Founder on Offer Review Calls to independently leading the calls and securing commitments.
- Revenue Impact: Directly impact company profitability by securing win-win deals that lead to successful project closings.
