What are the responsibilities and job description for the Property Manager position at Allentown Housing Authority?
POSITION PURPOSE:
This position is responsible for managing Public Housing properties and activities related to the tenant leasing process in compliance with policies and regulations for low income public housing or federally assisted properties.
DESCRIPTION OF DUTIES:
- Manage low rent public housing development(s).
- Manage computer data for assigned development(s) to insure accuracy of resident data and information.
- Oversee/complete quality control requirements of resident files.
- Oversees accuracy and timeliness of transfer list.
- Enforce Residential Lease Agreement and Agency Rules and Regulations.
- Enforce Admissions and Continued Occupancy Policy (ACOP) relative to continued occupancy.
- Assures accuracy of month end close out of resident rents and charges and completing month end process.
- Attend resident meetings for assigned properties.
- Complete and submit month end reports necessary to document completed activities.
- Supervise and assist staff.
- Track and monitor vacant apartments from intent to vacate through occupancy to minimize rent loss.
- Prepares for and represent AHA at Magistrate Hearings as required to enforce Lease and ACOP.
- Coordinate maintenance activities to maintain property standards.
DECISION MAKING:
Determines handling of informal conferences, changes in household composition, resident complaints, and supervisory decisions including reasonable accommodation approvals/denials, late rent payments, maintenance charges, interim rent charges, lease agreements and charges for lease violations,. Makes recommendations to supervisor regarding eviction proceedings, ambiguous areas in policies and regulations.
Salary : $69,625 - $73,721
